Job Summary
Oxford is seeking a highly motivated Building Operator to join our Operations team at Bow Valley Square. As a key member of our team, you will be responsible for monitoring and adjusting building equipment to ensure maximum efficiency.
Key Responsibilities
- Monitor and effectively maintain the day-to-day operations, maintenance, and repairs of the complex's HVAC equipment, life safety systems, building automation systems, and lighting systems.
- Regular water testing and treatment of all open and closed loops and the addition of chemicals based on the results of those tests.
- Timely responses/resolutions of all tenant requests logged through our system, and ensuring there is ongoing communication with tenants regarding any mechanical/HVAC issues.
- Maintain all facility equipment through our CMMS system, emphasizing energy efficiency, equipment life cycle, and regulatory/environmental guidelines.
- Liaise with service providers and contractors, ensuring their work is performed in a safe manner and to our standards.
- Assist in developing energy priorities for building systems to keep in line with our sustainability practices and objectives, including daily energy management of HVAC and lighting systems.
- General maintenance and other duties as requested or assigned.
Requirements
- A minimum of 5 years of technical and mechanical building operations experience in a high-rise office tower.
- Extensive knowledge and experience operating HVAC equipment, plumbing, electrical, BAS, and Life Safety Systems in a Class A office/retail complex.
- Ability to read blueprints as applied to technical areas.
- Exceptional skills in communication, organization, customer service, interpersonal, and time management.
- Current Alberta 4th Class Power Engineers license. A 5th Class would be acceptable if currently enrolled in the 4th Class course to be completed by end of year.
- The ability to work with minimal supervision.
- Must be able to lift 25lb.
- Must be able to climb and safely use ladders.
- Good communication skills and must be a true team player.
- Experience working with Microsoft Office (Word, Excel, Outlook, etc.).
