Position Overview

Key Responsibilities:

The successful candidate will report to the Assistant Vice President and Regional Director, focusing on supporting the Montreal Mortgage team in expanding a portfolio of premium commercial mortgage loans in Quebec. This will involve identifying and sourcing new market opportunities, as well as structuring, negotiating, and underwriting new loan proposals in accordance with Manulife's investment guidelines, policies, and procedures.

Core Duties:
  1. Assist in sourcing, evaluating, and underwriting commercial mortgage loan opportunities (valued at $10 million and above) for presentation to senior branch personnel and head office;
  2. Facilitate the closing of loan transactions by collaborating with our centralized closing team, legal advisors, and clients/brokers;
  3. Develop and maintain strong relationships with clients, real estate and mortgage brokerage firms, and other industry professionals to identify new mortgage investment opportunities;
  4. Stay informed about real estate and lending market conditions and trends;
  5. Analyze, recommend, and manage modifications to existing loans;
  6. Support Loan Administration and Collateral Review in managing the mortgage portfolio, including monitoring mortgage loans, borrower requests, problem accounts, and legal matters affecting mortgage security.
Qualifications:
  1. Minimum of 5 years of progressive experience in commercial mortgage lending;
  2. Post-secondary education in a real estate-related field, such as Business, Finance, or Accounting;
  3. Strong analytical skills and mathematical aptitude in mortgage financing;
  4. In-depth knowledge of commercial real estate and market trends;
  5. Exceptional customer service and interpersonal skills;
  6. Excellent verbal and written communication skills in both French and English;
  7. Ability to work collaboratively and manage relationships effectively;
  8. Strong organizational skills with the ability to prioritize tasks in a deadline-driven environment;
  9. Detail-oriented with a high level of accuracy;
  10. Proficient in MS Office applications (Word, Excel, PowerPoint).

Success in this role requires a solid understanding of commercial mortgage loan documentation, familiarity with legal considerations, the ability to analyze cash flows, and a comprehensive understanding of commercial real estate market conditions and appraisal techniques. The candidate must also be adept at appraising commercial properties (including office, multi-family, retail, and industrial), conducting site inspections, structuring loan transactions, and negotiating loan agreements.

Additional competencies include marketing, deal negotiation, due diligence material collection, financial statement analysis, and reviewing leases, property condition reports, and environmental assessments. Effective communication and the ability to deliver clear presentations to borrowers, brokers, and senior management are essential.
