Job Summary
The Maintenance Technician will be responsible for ensuring the proper physical maintenance of the property, including the grounds. This position requires living on-site and working four weekdays each week, every second weekend, and on-call some evenings.
Key Responsibilities
- Assist in cleaning and maintaining the property, including the grounds.
- Ensure residents are acting in accordance with rules and regulations, with a focus on maintenance and stored hazardous substances.
- Maintain the grounds in accordance with established company standards, including ensuring all sewage, water, gas, and electrical systems are in good working order.
- Repair maintenance items, such as light fixtures, vents, filters, and plumbing fixtures.
- Operate equipment safely and ensure standards of snow removal are adhered to.
- Ensure the property is in compliance with provincial and municipal regulations.
- Pre-inspect vacant suites and coordinate with the Property Manager to ensure scheduling of contractors and staff for maintenance.
- Supervise service providers and contractors and oversee the quality of work performed.
- Conduct daily visual inspections of mechanical, HVAC, and sprinkler systems.
- Perform special projects and other duties as assigned.
Customer Service Responsibilities
- Address resident issues and service requests within 24 hours.
- Promote a neighborly and community atmosphere.
- Meet and interact with residents in a customer-friendly and professional manner.
- Seek ways to exceed service expectations of residents.
Fire Safety-Life Safety-Emergency Situation Responsibilities
- Comply with regular fire safety and life safety standards, including keeping fire, risk, maintenance, and preventative maintenance logs up to date.
- Have extensive knowledge of emergency procedures, including fire, flood, and mold, and ensure staff has a thorough understanding.
Cleaning Responsibilities
The Maintenance Technician is required to manage, maintain, and schedule staff to ensure the complex and grounds are kept clean daily in accordance with company standards. In addition, they will be required to perform the following:
- Snow and ice removal, salting of all entrances, walkways, and rooftop accesses, and maintenance of snow removal log books.
- Handling of garbage and recycling bins.
- General maintenance of underground garage and parking levels, service rooms, foyers, patios, and rooftops (where applicable).
- Watering of gardens and lawns.
- Pick up loose garbage around the exterior of the property and detect any serious deficiencies about curb appeal or hazards to residents.
Requirements
- Background in residential property management or related business experience.
- Strong customer service and selling skills.
- Excellent communication skills to deal with residents, prospects, colleagues, and trades.
- Management skills to coach, train, and motivate staff and develop a team environment.
- Maintain a professional and presentable appearance at all times.
- Basic computer and keyboarding skills.
- Ability to perform minor repairs and aptitude for mechanical systems.
- Demonstrated cleaning skills.
- One individual must be able to lift and push heavy objects, including garbage bins, furniture, and appliances, or perform snow removal duties, sometimes for extended periods of time.
