Position Overview

Reporting to the Director of Residential Operations, the Property Manager is tasked with the professional oversight, administration, and leasing of a portfolio of student housing communities for Centurion Property Associates Inc. This role is accountable for managing all related resources, contracts, tools, and supplies to ensure that Centurion Asset Management Inc. | Centurion Property Associates Inc. real property assets are managed effectively and efficiently, adhering to established standards and budgets.

Key Responsibilities

Relationship Management

Establish and nurture positive relationships with both internal and external stakeholders. Ensure prompt resolution of performance issues related to staff, contractors, vendors, and consultants.

Customer Engagement

Address all resident inquiries, feedback, complaints, or concerns in a professional and courteous manner. Strive to achieve high levels of resident satisfaction through consistent attention to Centurion's Vision, Mission, and Values, fostering a strong sense of community.

Operational Management

Oversee property operations in alignment with management contracts and approved budgets. Ensure adherence to Centurion Property Associates' policies and procedures; motivate and develop site staff, managing performance to established standards. Authorize work orders and purchase orders within approved limits, while monitoring expenditures and budgets. Review and approve invoices and new leases according to established criteria. Ensure timely rent collection and initiate follow-up for any overdue payments, including legal actions as necessary. Regularly assess market rates for each property to optimize revenue in a competitive landscape. Conduct routine site inspections to identify opportunities and address any concerns promptly. Schedule and complete preventative maintenance, setting performance and quality targets for site maintenance and monitoring service contract performance. Ensure compliance with all relevant legislation.

Administrative Duties

Prepare required operating and financial reports, including detailed monthly property reports and variance analyses. Complete weekly availability and traffic reports as needed. Develop quarterly re-forecasts and annual budgets in accordance with established timelines; assist project managers with capital budget preparation, including five-year capital plans for each site. Maintain an organized office environment, ensuring proper documentation and correspondence filing. Assist with asset management analysis and reporting as required.

Capital Project Oversight

Evaluate apartments at turnover and prepare renovation scopes consistent with established standards. Inspect completed renovations and ensure all deficiencies are addressed promptly, ensuring resident satisfaction. Collaborate with the Director of Technical Services on the implementation and management of annual capital expenditure projects.

Risk Management

Ensure ongoing compliance with current codes and safety standards. Assist in the prompt resolution of municipal and provincial work orders. Collaborate with insurance entities to conduct quarterly or annual risk assessments, integrating findings into capital or operational planning to mitigate risks.

Qualifications

  • A strong commitment to excellence in customer service;
  • A minimum of 3 years of property management experience is required; experience in multi-residential operations with a national portfolio is an asset;
  • Experience in student housing operations is considered beneficial;
  • Exceptional written and verbal communication skills;
  • Strong organizational skills with the ability to manage multiple tasks effectively;
  • Excellent interpersonal skills;
  • Proficient in MS Office applications: Word, Excel, PowerPoint;
  • Detail-oriented with a problem-solving mindset;
  • Innovative thinker with the ability to devise strategic solutions;
  • Strong follow-up skills to resolve issues efficiently;
  • Experience with Yardi property management systems is an asset.
