Asset Management Analyst

Reporting to senior management, the Analyst/Senior Analyst will deliver comprehensive analysis and insights on strategic initiatives, while providing support to the asset management team. This role offers national exposure across the Canadian Commercial Real Estate sector, encompassing Retail, Office, Industrial, and Residential asset classes. The position fosters an approachable culture, flexible work environment, and social opportunities to expand networks within the real estate industry.
Your Responsibilities:
- Generate and evaluate operational and financial reports, budgets, collections/delinquencies, capital expenditures, utility consumption, value-add initiatives, asset valuation, asset plans, and market reviews (including commentaries on key markets), among others.
- Develop dynamic pro-formas for investment and development opportunities.
- Contribute to the annual business plan process, including market assumptions, rent-setting, capital budgeting, and operational plans.
- Assist in underwriting new acquisitions, dispositions, rent roll analysis, market leasing assumptions, expense recoveries, property tax and insurance reviews, and due diligence.
- Support the monthly and quarterly reporting of financial and operational metrics, and prepare presentations for both internal management and investors/clients.
- Review real estate appraisals to ensure accuracy and reasonableness of value conclusions.
- Prepare, review, and analyze property and portfolio returns.
- Identify, analyze, and track value creation initiatives and market trends.
- Prepare ad-hoc presentations as needed.
- Drive process improvements, automation, and standardization of analysis.
- Assist in mortgage financing and reporting to lenders.
- Support the review and monitoring of investment guidelines, risk assessments, key risk audits, and external reviews by regulatory bodies.
Requirements:
- A degree in Business or Accounting with strong analytical and problem-solving skills; pursuing an accounting, CFA, or appraisal designation is advantageous.
- Proficiency in Microsoft Office Suite - Excel, Word, PowerPoint (Required); knowledge of Argus and Power BI is a plus.
- 1-5 years of relevant experience as a real estate analyst, appraisal analyst, or in real estate property accounting.
- Understanding of valuation techniques and processes, including DCF, NPV, and cash flow models.
- Exceptional communication and organizational skills with a keen attention to detail.
- Ability to manage multiple projects and meet tight deadlines.
- Experience in analyzing and articulating the strategic implications of various financial and operational models.
- Demonstrated ability to explore and implement progressive technological efficiencies.
- Proven capability to thrive in a fast-paced environment while adhering to deadlines.
