Manager, Asset Management

Based in downtown Toronto, within walking distance from Union Station, our client, a boutique real estate company with a growing portfolio of multi-family assets, is seekinga Manager, Asset Management to join their team. The organization is driven by a passion for real estate, and built on 30 plus years of expertise in ownership, property management, and capital improvements. The company's management team is committed to continue to grow and create diversification within its fund.

The Manager, Asset Management will play a critical role in the organization and assist in developing the company's asset management platform and framework while ensuring the optimal performance of each asset through the successful execution of the strategic plans for each property to ensure targeted returns are achieved.

The Manager, Asset Management will develop asset plans, identify and recommend value‐add strategies, create annual operations and capital budgets, perform financial/sensitivity analysis, work closely with internal and 3rd party property management teams, provide clear direction on capital expenditure plans and suite renovations, ensure an effective suite turn program, assist in the development of rate strategies through detailed market research, and lead monthly reporting.

The Manager, Asset Management, will build, lead and coach a team of Analysts in order to ensure their continued career development while being an ambassador of the company's culture that is anchored in professionalism, integrity, excellence and respect.

Key Responsibilities

- Innovation of the asset management department through development of new models, processes, and reporting;
- Creation of annual operating and capital budgets;
- Present innovative ideas and recommendations with regards to capital projects, suite renovations, leasing and marketing strategies, etc.;
- Identify and implement value-add initiatives and special projects across the portfolio;
- Highlight operational deficiencies and required improvements that lead to increased tenant satisfaction and improved financial results;
- Create and manage complex financial models to support forecasts and facilitate decision-making;
- Manage direction and completion of market research reports to help inform each property's competitive positioning relative to rents, occupancy, and property attributes;
- Act as a representative of the landlord by providing direction to property management team and external parties on all facets of building management to ensure desired service levels are achieved;
- Conduct monthly site visits for all properties under management;
- Ensure compliance with conditions set in place by financial institutions/lenders, municipalities and other governing bodies;
- Foster a work environment that values people and encourages participation, creativity, learning and accountability;
- Ensure employees are equipped with the knowledge, training, experience, tools and technology needed to achieve the required business results;
- Act as a leader and coach to the analyst team to ensure their continued development.

Qualifications

The Manager, Asset Management will possess a University Degree in Finance, Accounting, or Economics; a minimum of 5 years of experience in real estate; the ability to step into a supervisory role and provide coaching, mentorship and performance management while working in a fast-paced environment; meeting tight deadlines without compromising on accuracy; strong analytical skills with the ability to effectively evaluate, summarize and rationalize large amounts of information while maintaining a high degree of organization, accuracy, and quality; ability to build complex financial models in Microsoft Excel; and strong written and verbal communication skills. Completion of graduate studies is considered an asset.
