Reporting to the Vice President, Real Estate, the Associate role will be an essential part of the Real Estate team. Working closely with the Senior Manager and Vice President, the Associate will be a key contributor to all activities relating to the growth of Richter’s Real Estate business platforms. The Associate will be responsible for all research and analysis pertaining to the underwriting of investments, valuations of real estate assets, preparation of investment memos and marketing materials as well as conducting real estate market research across multiple asset classes and markets in both Canada and the US.

This is a new role specifically created to advance Richter’s Real Estate practice, specializing in the Private Family Office and Private Business Advisory market segments.

**A Day in the life of an Associate, Real Estate**:
**Transactions & Investments**:

- Participate in the underwriting process of new investments including investment memo preparation, financial modelling, and due diligence.
- Assist in assessment and negotiation of real estate transaction documents (i.e.: ownership and management agreements, term sheets, purchase agreements, leases, loans).
- Assist in structuring and formulation of investment funds.
- Perform due diligence activities and prepare memorandums to support asset investment activities.
- Perform property inspections (including occasional out of town/province assignments).
- Synthesize market information in support of transaction mandate.

**Analysis & Research**:

- Develop and maintain real estate oriented financial models of varying complexity, including real estate valuations and investment return analyses.
- Conduct independent analyses to support major decision making.
- Preparation and presentation of analytical work to support strategic and business planning.
- Assist in strategic review of capital structure and placement of debt financing.
- Continuous review of Canadian real estate market trends.
- Maintain client-specific research & transaction database.
- Utilization of third-party databases to compile data for reports.

**Business Development**:

- Contribute to the preparation of marketing materials for internal and external use.
- Conduct industry research and maintain database of key findings.
- Attend industry events alongside Senior Manager and Vice-President.
- Lead internal business and workflow improvement initiatives to support the growth of the Real Estate Group.

**Qualifications**:

- 2 to 5 years of industry experience (private equity, investment management, investment banking, corporate finance, valuations, real estate services, advisory).
- Undergraduate degree with analytical discipline.
- Disciplines may include real estate, finance, business/commerce, economics, engineering, actuarial science, statistics.
- Real Estate experience not required yet preferred.
- Understanding of investment valuation principles and methodologies, drivers, risks, and opportunities.
- Excellent financial literacy and an intellectual curiosity to grasp complex concepts and solve problems.
- Ability to distill and synthesize complex quantitative and qualitative information into presentations.
- Attention to detail required to produce reliable documentation while maintaining understanding of broader objectives.
- Ability to work on multiple projects, prioritizing and meeting tight deadlines.
- Proactive with sound planning, prioritization, and execution skills.
- Proficiency in Excel, PowerPoint, and Word (experience in Argus considered an asset).
- Excellent communication skills (oral and written) in English. French is considered an asset.
- Proficient in utilizing industry data platforms.
