Seeking a live-in caretaker for a 13 unit apartment building in Surrey.

You would stay in a recently renovated and fully-furnished studio apartment on the second floor, minutes to Gateway Station and close to other amenities, in Surrey's Central City area. The building is mixed use, with commercial operations below and residential guest suites above. Please note, there is no elevator or air conditioning.

The cost of rent, utilities, internet, shared laundry, and parking (valued at $2,200 per month) will be included as part of your employment.

Your role would be considered part-time, on an as-needed basis, and your responsibilities would include:

- Working closely with our property management company, receiving direction from them and assisting on-site as needed
- Being a support presence, and introducing yourself to guests/welcoming them shortly after they arrive, in order to keep an eye on how many people are actually staying in the unit, whether they have a pet with them etc
- Assisting with any issues that may arise during the check-in or check-out process. Contactless check-in is facilitated virtually with the property manager, but sometimes you may need to help with this
- Walking the grounds daily, bringing up anything noteworthy to the owners’ attention.
- Ensuring cleanliness standards are maintained throughout common areas, and communicating any deficiencies to the housekeeping team
- Ensure building and parking lot are clear of garbage (guests are responsible for bringing their own garbage to the outside bin but sometimes they don’t put it IN the bin)
- Keep tabs on parking situation and note license plates of guests utilizing the lot
- Cross-checking information gathered about guests with the property management company to ensure the accuracy of their booking and that appropriate charges are in place (ie. Pets)
- Inspecting units after check-out and reporting any damages
- Inspecting units after housekeeping has been through to ensure cleanliness standards have been met, and reporting any deficiencies
- Emptying laundry coin receptacles and monitoring housekeeping’s float
- Monitoring vending machine stock and contacting supplier to restock if needed
- Referring to the building manual and using your best judgment to take the lead on scheduling service calls, overseeing tradespeople’s work, and handling emergency situations as they may arise
- Granting building access to trades or delivery people as needed
- Programming replacement fobs for units when they go missing
- Liaising between tenants (commercial and guests) and tradespeople for emergency issues and access
- Perform basic handyperson tasks and minor repairs as needed
- Shoveling and salting entranceway after snowfall
- Ensuring an adequate stock of supplies is maintained by monitoring inventory requiring replenishment and shopping for those items as needed, likely on a weekly basis, and keeping all receipts for management
- Report daily to management via shared documents/checklists regarding check-ins/outs that occurred, damages to note, missing items to be charged back to guests, service calls/repairs that took place, etc

Qualifications:

- You are friendly and welcoming
- You are confident and direct
- You have good communication skills
- You are a logical, quick thinker and a good problem solver
- You would be able to identify areas for improvement and implement solutions

Part-time hours: 20 per week

**Salary**: $18,000.00-$20,000.00 per year
