**JOB DESCRIPTION**

To support us on our journey, Block Developments is looking for a Handyman/Property Maintenance Associate to support our Maintenance Department, Operations, at our various property sites.

The Handyman/Property Maintenance Associate will be part of a strong team of professionals who work to maintain, repair, monitor and operate all buildings and site systems mechanical/electrical equipment in accordance with governing standards, codes, and regulations.

**RESPONSIBILITES**

A Handyman/Property Maintenance Associate is responsible for keeping the sites operating and repairing any problems when they are discovered before they have a chance to worsen. In compliance with ALL governing Acts and Regulations, the principal responsibilities of the Handyman/Property Maintenance Associate include but are not limited to:

- Performs daily property/site inspections.
- Ensures all doors, windows and entry points are secured and locked.
- Completes and submits daily site reports along with corresponding pictures.
- Inspects properties daily for any exterior or interior damage and recommends the appropriate remedy.
- Performs repairs as required.
- Performs proper utility shutdowns for vacant properties and ensures proper service of working utilities.
- Takes daily meter readings.
- Collects mail, flyer, and packages from properties.
- Keep all sites in clean and tidy condition.
- Dispose of all garbage as per the garbage collection schedule.
- Keeps the sites clear of all debris and disposes of it as required.
- Snow/leaf removal according to by-law requirements.
- Yard maintenance including mowing the lawns and raking the leaves.
- Ensuring that the driveways are not blocked or obstructed and takes appropriate action.
- Repairs, painting, and other handyman tasks on site and head office as required.
- Other duties as assigned.

Communicates when required; effectively with office staff, tenants, external consultants, and service technicians to provide safe, and high-quality environment.
- **Health and Safety**_
- Follows safe work practices and complies with the roles and responsibilities that are outlined with respect to health and safety policies, procedures, and training.
- Participates in all training activities.
- Properly and regularly uses all safety equipment, personal protective equipment (PPE), etc.
- Operates equipment safely in accordance with training protocols and position requirements.
- Follows safety procedures when cleaning/handling equipment, supplies and products.
- Reports all accidents, unsafe conditions, security incidents to management.

Follows Block Developments Attendance Policy, Department Scheduling, and call-in procedures.

Follows the Department’s uniform policy.
- **Teamwork**_

Works collaboratively with other team members to provide the highest quality and service.

Carries out all duties as assigned during the shift.

**JOB REQUIREMENTS**
- Successful completion of a high school diploma.
- Minimum 3 years in a maintenance role environment, demonstrated experience as a Handyman/Property Maintenance Associate.
- Strong mechanical, electrical and plumbing background an asset.
- Excellent interpersonal and customer service skills.
- Demonstrated current knowledge and competency in regulatory compliance.
- Demonstrated satisfactory work performance and attendance history.
- Responsible, self-motivated, and capable of working with mínimal supervision.
- Must be proficient in English, both oral and written.

All employees are to act in a manner consistent with all company policies and procedures that may be amended from time to time.

**Salary**: $15.63-$28.53 per hour
