**What you'll do**
Reporting to the AVP - FP&A Real Estate & Marketing, the Manager of Store Investment Decision will be the leader of a team responsible for developing store specific real estate valuation models to help grow and optimize the CTC store network. The team will build discounted cash flows analyses and financial models to support capital investments store projects, working closely with the Real Estate Development, Real Estate Construction, Store Operations and Market Analysis teams, as well other stakeholders in the broader Finance function.
- Partner with the Real Estate team to manage and prioritize the pipeline of Retail store projects across all CTC banners
- Manage and develop a team of high performing financial analysts that prepare discounted cash flows analyses and financial models to calculate return metrics such as IRR, NPV and payback period
- Design, build and improve financial models based on ad-hoc requests and special projects
- Prepare sensitivities and scenarios based on project specific risks and opportunities
- Oversee the preparation of presentations focused on financial insights and return drivers
- Communicate store project business cases to the executive team, highlighting assumptions, risks/opportunities and qualitative/quantitative business impacts
- Evaluate project performance monthly during the first 12 months after opening, as well as overseeing a full post-implementation review 12-24 months after the open date.
- Document major processes so business partners and new team members can be educated on financial models and processes
- Continuously seek out efficiencies in the team’s work and ways to improve the accuracy of analyses
**What you bring**
- University degree in Business, Finance/Accounting, or a business-related discipline
- Currently pursuing or have obtained an accounting or related finance designation (CPA, CFA, MBA)
- Minimum of 5 years business experience in a finance or analytical field with exposure to cost-benefit analysis and a solid understanding of financial statements
- Advanced knowledge of financial return metrics and a keen interest in developing business cases
- Possess critical thinking skills and desire to draw meaningful insights from analyses prepared
- Proven project management and executive communication/presentation skills
- Ability to multitask and prioritize in an environment with tight deadlines and shifting priorities, while maintaining a positive mindset.
- Prior experience leading or coaching a team of analysts is considered an asset
- Knowledge of IFRS 16 lease accounting is considered an asset.
- Outcome focused, critical thinkers with the ability to analyze and visualize, to ensure continuous improvement across our entire business
