**The Organization**
Established in 1971, the Red Deer Housing Authority is a Housing Management Body formed pursuant to a _Provincial Ministerial Order_ under the _Alberta Housing Act_. We provide affordable housing through Community Housing and Rent Supplements to over 1200 households in Red Deer and the surrounding area. As a Maintenance Worker II, you'll play a crucial role in our mission to provide housing solutions that address diverse community needs.
**The Opportunity**
Are you a creative problem solver with general maintenance and property management knowledge? Do you excel in customer service and have the ability to work both collaboratively and independently? If so, consider joining the Red Deer Housing Authority (RDHA) as a Maintenance Worker II. Reporting directly to the Maintenance Supervisor, you'll perform a wide range of maintenance and repair work, including grounds maintenance and suite renewals. This position requires adherence to set guidelines and standards and the ability to work at different locations in Red Deer and the surrounding communities.
**Key Responsibilities**
1. Complete scheduled preventive maintenance inspections of the building envelope and mechanical systems and equipment, recording readings and observations, and referring problems to the Maintenance Supervisor, depending on their complexity.
2. Perform general repairs for suite renewal that do not require a specialized technician, including the repairing of drywall, replacement of cupboards, ceramic tiles, floor and stair coverings, ceilings, siding and shingles, painting, and repairing doors and other building fixtures.
3. Work with the Maintenance Supervisor and external vendors to ensure compliance with the technical parameters and industry standards for materials and workmanship.
4. Attend Work Orders relating to minor maintenance repairs, including plumbing, heating and electrical systems, doors, windows and screens.
5. Address exterior maintenance and grounds (e.g., lawn care, and snow removal), fence repair or replacement, fence staining, and sidewalk block replacement.
6. Working along with the Maintenance Supervisor on scheduled move-outs. Taking unit pictures and delivering notices to tenants as required.
7. Maintain a computerized property management and maintenance tracking system for RDHA properties utilizing Yardi Voyager and proper record keeping of all maintenance work.
- 8. _Perform all aspects of the job in accordance with applicable legislation and regulations, including, but not limited to, _The Residential Tenancies Act, Labour Relations Act, Fire Code, and Occupational Health Act._
9. May be required to perform minor cleaning and maintenance and other related duties.
**Education, Certification and Experience**
- Journeyman Certification in a Building Trade (preference to Plumber/Carpenter certification) or 4 Class Power Engineering Certification.
- Ability to read and interpret building drawings and schematics (e.g., architectural, mechanical, electrical, controls, structural, civil, etc.).
- Technical understanding of the maintenance & operational requirements of systems, including high-pressure steam boilers, HVAC systems, emergency generating systems, and fire & security systems.
- Knowledge and strong understanding of applicable legislation and regulations, including Fire codes, Building codes, City Bylaws, and Occupational Health and Safety standards and practices.
- Capability to do physically demanding jobs requiring lifting, pulling, and managing heavy equipment. Must be able to lift 50 pounds in an indoor and outdoor work environment.
- Strong understanding of the applicable legislation and regulations, including Fire code, Building code, _Freedom of Information and Protection of Privacy Act (FOIP),_ City Bylaws, and awareness of Occupational Health and Safety Standards and Practices.
- A valid class 5 Alberta Driver’s License and clean driver’s abstract with a reliable personal vehicle for travel is required.
