We are a local Victoria-based group of millennials trying to build homes. We like to think of ourselves as entrepreneurs with an underlying goal of building better communities; this includes building a swim dock with a floating tree in Victoria’s Gorge waterway and engaging in Victoria’s political conversations. Naturally this expanded to include tackling the mystifying real estate industry, where we see an opportunity to build infill homes in urban areas just outside Victoria’s downtown which are in line with our creative and social values. We believe that every neighbourhood should have diverse housing types and tenures for all incomes and demographics. A densified, compact, walkable lifestyle is critical to solving our climate and housing crisis; all while creating more livable and healthier communities.

While we bring a number of innovative infill development projects to market, Aryze’s roots are in quality and unique construction. Our focus to build homes with the highest standards of craft, design and efficiency has distinguished our homes from others on the block.

**Overview**

Reporting to the Director of Construction, the Pre-Construction Project Manager plays a critical role in the planning and execution of our multi-family construction projects. This position requires a highly organized and proactive individual with strong leadership skills and extensive experience in multi-family construction. All functions and responsibilities are performed in accordance with Aryze's values and beliefs.

**Responsibilities**
- Support the Director of Construction in coordinating all aspects of pre-construction, from initial planning and design through to the start of construction
- Coordinate closely with the Development Manager to ensure alignment with overall project goals and ensure smooth transitions through various phases of the project
- Prepare detailed cost estimates and budgets for projects, ensuring accuracy and alignment with client expectations
- Develop and maintain project schedules, coordinating with various stakeholders to ensure timely completion of all pre-construction activities
- Identify opportunities for cost savings and efficiency improvements without compromising quality or functionality, and implement value engineering solutions throughout the development and pre-construction phases
- Effectively and thoroughly hand-off the pre-construction project to a PM for execution and ensure a smooth transition.
- Understand contract drawings and specifications in depth, ensuring the construction scope documents accurately align with the issued set of documents.
- Identify scope changes, if any, between "issued for construction" drawings and "tender" package drawings
- Provide support during the tender process, including managing bid queries, supporting the evaluation of bids, and assisting during the negotiation and award process, as required
- Communicate effectively and professionally with owners, architects, sub-trades, and clients to develop relationships and ensure repeat business
- Maintain comprehensive project documentation, ensuring all records are accurate and up-to-date
- Support Business Development activities, including proposal development, drawing review, value engineering and pricing, as required
- Act in a Project Manager capacity on select Aryze projects, as required
- Participate in post-construction analysis of each development project after all costs are recorded
- Perform other duties, as requested and required
