We are seeking a skilled Building Operator to join our team. The Building Operator will be responsible for the maintenance and operation of our facilities, ensuring they run efficiently and effectively.

**Duties**
- Familiar with all aspects of commercial building operations.
- Operate, troubleshoot, and conduct minor repairs on HVAC mechanical equipment in a safe, efficient manner.
- Ensure that building standards and efficiencies are maintained.
- Conduct regular site inspections ensuring that the building equipment meets scheduled periodic maintenance requirements and contractor service levels are achieved.
- Monitor/program the buildings BAS (Building Automation System) to ensure it is operational and working at its optimal performance.
- Share the “On Call” duties with the existing Operators to respond to alarm and customer service requests on a 24/7 basis.
- Monitor risk management and environmental issues and report accordingly.
- Carry out minor maintenance requirements on a scheduled or periodic basis including but not limited to filter replacement, lamp replacement, and other related Maintenance duties.
- Performing minor plumbing and electrical tasks such as tap washer replacement, toilet and trap cleaning, unplugging drains, troubleshoot lighting and power issues including replace bulbs, and fixtures as directed.
- Ensure that existing maintenance or service contracts are enforced and contractors are adequately supervised.
- Perform and monitor building security requirements and fire alarm/sprinkler systems.
- Foster good tenant relations:

- Liaise with the tenants at the property in the best interest of MIP
- Monitor tenant improvements and capital projects and report deficiencies to your manager.
- Assist tenants in obtaining required services.
- Liaise with tenants’ sub-contractors as required.
- Respond to and complete Work Order requests in a timely manner.
- Comprehend and maintain all safety, fire and building codes.
- Maintain daily logs and maintenance logs of all equipment.
- Maintain compliance with company policies and procedures.
- Escorting and assigning of duties/project related work to contractors.
- Other duties as assigned by your manager.

**Qualifications**
- Class II Building Environmental Systems Operator or equivalent
- Sound understanding of building systems including:

- Mechanical
- boilers, chillers, cooling towers, pumps, fans, motors, elevators, Building automation software and controls.
- Electrical
- low voltage systems, secondary transformers, HVAC control systems, lighting and power systems, telecommunication systems
- The ability to read and interpret blueprints, schematics, work orders and technical submissions.
- WHIMS, First Aid and CPR Certification would be an asset
- Must hold a valid “G” Driver’s license
- Personal Security checks will be mandatory to secure a position

**Job Types**: Full-time, Permanent

Pay: $58,780.00-$88,170.00 per year
