**Maintenance Supervisor**

Under the direction of the CEO, the Maintenance Supervisor executes effective delivery of building programs and projects by meeting Key Performance Indicators that measure progress and success.

**Primary Accountabilities**
- Supervise maintenance personnel and establish priorities in maintenance schedules.
- Troubleshoot and provide mandatory repairs, perform hands-on maintenance work when needed.
- Develop scopes of work for larger maintenance projects, engage and schedule maintenance staff or contractors to complete identified work. Oversee as jobs are implemented and review finished result for deficiencies.
- Possess a firm understanding and responsibly to adhere to the operating budget.
- Prepare property contracts, complete the tender, bidding and assigning process.
- Work with administrative staff to document and track contractor and supply costs via purchase order system.
- Maintain appropriate documentation and records to track all completed maintenance and capital work.
- Work with CEO to develop, prepare and implement a preventative maintenance program.
- Monitor all project outcomes, oversee, and communicate project status with CEO.
- Supervise and hold employees and service contractors accountable; acquire goods and services; administer and monitor contracts and inspect deliverables for compliance.
- Supervise maintenance staff including selection, training, Safety compliance and assign work.
- Promote training and skill development among staff.
- Incumbent will also participate in after hours and other on-duty manager responsibilities.
- Perform and document monthly building inspections in accordance with established guidelines, property life safety systems inspections and compliance.
- Complete annual unit inspections in conjunction with CEO to determine and organize repair of deficiencies.
- Maintain knowledge of applicable building codes, legislation, and regulations
- Determine the appropriate course of action to ensure repairs are undertaken and buildings are maintained in a safe and habitable condition.
- Provide input into the capital and operating budgets through the identification of needs and required work.

**Qualifications and Experience**
- Certificate of qualification under the Apprenticeship and Tradesman’s Qualifications Act of the Province of Nova Scotia or interprovincial certification (Red Seal Journeyperson certification) with at least three years’ supervising diverse employee groups, including non-unionized staff.
- Good knowledge of building construction and maintenance repairs with specific knowledge of plumbing, carpentry, and electrical systems.
- Exceptional knowledge of planned maintenance procedures as well as an awareness of building codes, municipal by laws, Provincial Acts and Regulations such as Workers’ Compensation Act, Occupational Health and Safety Act and appropriate fire/life safety regulations and the Collective Agreement.
- Possess current Emergency First Aid and WHMIS certifications.

**Assets**
- Working knowledge Yardi Property Management software and Excel spreadsheets.
- Excellent knowledge of planned maintenance procedures as well as an awareness of building codes, municipal by laws, Provincial Acts and Regulations such as Workers’
- Compensation Act, Occupational Health and Safety Act and appropriate fire/life safety regulations and the Collective Agreement.

**Competencies **required at this level of work are Client Service, Organizational skills, Communication and Interpersonal skills and Supervisory skills.

Education: High School Diploma or equivalent required (preferred). Bachelor’s degree preferred or equivalent work experience in related field preferred.

**Salary**: $60,000.00-$70,000.00 per year
