HNR Properties provides both commercial and residential spaces in Downtown Toronto that are safe, dependable, well-designed, and tailored to the needs of our tenants. HNR Properties is seeking a Building Operator responsible for operational and technical support across the portfolio. The primary objective of the Building Operator is to ensure that all buildings are managed and maintained to the highest level of operational efficiency through close collaboration with building service personnel, contractors, consultants, management and tenants.

**Roles and Responsibilities**
- Carry out and coordinate building maintenance services, including tenant maintenance work orders and repairs, preventative maintenance checks, and life safety equipment checks;
- Conduct routine property inspections to ensure high technical standards, including annual in-suite inspections;
- Provide technical guidance, recommendations, and assistance in the analysis of building system problems;
- Coordinate and supervise vendors for all operational work including preventative maintenance tasks;
- Assist in developing the operating budget, ensure that the division meets the defined targets in terms of deadlines and budgets by reviewing work requirements, schedules, and cost reports on a regular basis;
- Ensure deficiencies are identified, recorded and escalated, and that related documentation is maintained;
- Collect tender/bids for maintenance projects, report and deliver tenders to management and consultants to review;
- Monitor and track inventory/stock levels for parts and equipment to be used for maintenance repairs;
- Manage the CMMS software;
- Ensure building complies with applicable by-laws, standards, and legislative body requirements;
- Develop and maintain effective building-specific maintenance procedures;
- Deal with emergencies that may arise in a controlled and professional manner (i.e. fire alarms, floods, leaks,..);
- Organize and facilitate a clean, safe maintenance storage area;
- Make sure management is informed of current building operations by submitting a summary weekly report; and
- Such other duties as may be assigned to you from time to time by HNR Properties.

**Requirements**:

- Post secondary Certificate in Building Systems or equivalent approved combination of education and experience
- 2+ years of experience within building operations and maintenance
- Experience using CMMS (Computerized Maintenance Management Systems)
- Strong English written and oral communication skills
- Ability to manage client relationships
- Excellent problem-solving skills, able to think on your feet
- Ability to analyze/critique processes and pursue continuous improvement and efficiency
- Security clearance a must

**Job Types**: Full-time, Permanent
