**Job Title**: Vice-President, Investments

**Job Duties/Responsibilities**:
Acquisitions
- Identify potential acquisition opportunities through private and public means;
- Execute transactions in accordance with Calloway’s established parameters;
- Negotiate a LOI/Purchase and Sale Agreement that will result in an accretive acquisition;
- Oversee the preparation and deliver presentation of an investment proposal to Executive, Investment Committee, and if necessary, the Board of Trustees for their approval;
- Manage the due diligence process with your staff, including review of leases and contracts, and engage consultants to complete environmental, structural and appraisal reports;
- Work with legal counsel to ensure the successful completion of the transaction;
- Transition the acquisition or disposition into or from Operations, Accounting and Asset Management in a manner that provides for ease of transition and management;
- Ensure that due diligence materials are requested and delivered on a timely basis. This would include obtaining structural, environmental and appraisal reports, when necessary;
- Maintain and develop internal financial models related to the acquisition, disposition and financing of the Trust’s real estate assets;
- Assist with preparation, monitoring and reporting of annual financial targets.
- Participate in the quarterly and annual portfolio review process to identify risk and opportunities.

Industry Trends
- Provide monthly, quarterly and annual reports to Management
- Development of operating and capital budget for the department on an annual basis.

**Academic/Professional Requirements**:

- Degree in Real Estate Development, Business Management, Planning or Urban Economics, or Finance
- Minimum of 5 years experience specifically in real estate acquisition and 5 years in a senior real estate role.

**Required Skills/Experience**:

- Exceptional analytical and numeric aptitude;
- Strong understanding of financial/deal structures;
- Excellent oral and written skills;
- Demonstrated ability to negotiate effectively;
- Strong exposure and knowledge to real estate underwriting;
- Organized with strong attention to detail;
- Excellent oral and written communication skills. Must possess the ability to effectively communicate across all levels of management within the Company as well as outside the organization;
- Proficient in MS Word, Project and Excel.
