As one of Canada’s largest private industrial developers, Beedie is excited to be growing our Toronto team We are currently seeking a Service & Warranty Technician to join our expanding team managing various Beedie projects.

**Responsible for**:

- Coordinating and conducting pre-delivery deficiency inspections with the contractor and Beedie Construction.
- Represent Beedie on delivery walkthroughs with tenants and purchasers of industrial leasehold and condo properties in compliance with the Beedie Service and warranty program;
- Conduct inspections of finishes and coordinate service repair and warranty work, ensuring customer satisfaction;
- Coordinate and complete repairs/deficiencies of industrial leasehold and condo developments;
- Liaise with customers and clients to provide an industry-leading experience

**Key Responsibilities**:

- Be responsive to purchaser/tenant calls, enquiries and service requests throughout the different phases of the building construction, interim occupancy/fixturing, and during the warranty period.
- Conduct pre-walks of industrial spaces with Construction General Contractor to identify deficiencies and coordinate resolution of same in preparation for purchaser/tenant walkthroughs
- Create, update and manage deficiency lists with the General Contractor.
- Coordinate with General Contractor or Subtrades and review repairs performed to ensure they are completed to Beedie standards, and required timeline, provide regular updates to customers.
- Meet with purchasers/tenants to orient them to their new space and its systems, identify any outstanding deficiencies and coordinate resolution of same
- Complete service requests, primarily at year-end as part of the first-year warranty
- Review of exteriors and common areas with Construction and General Contractors to identify any deficiencies
- Review properties and tenant spaces and complete building inspection reports
- Perform and coordinate maintenance and upkeep of existing leasehold and condo units within our inventory
- Complete repairs of deficiencies as directed by Manager.
- Compile accurate estimates on immediate repairs/maintenance issues and for future capital planning
- Ensure seasonal trades (Landscaping/snow removal etc.) complete contractual obligations.
- Keep tenants informed on timing of maintenance issues and or repairs
- Prepare appropriate service request paperwork and submit in a timely manner
- Assist in drawing review process and share “lessons learned” with development and construction teams.
- Display accountability, an ability to follow through to completion
- Establish and maintain positive relationships with purchaser and tenant representatives
- Suggest and make recommendations for process and design improvements
- Represent the Company in a professional, courteous manner

**Desired Skills and Experience**:

- A minimum of 10 years of relevant customer service experience
- A technical Diploma, relevant Degree, or skilled trade designation
- Knowledge of the construction industry with a focus on mechanicals and interior finishing/details
- Ability to complete minor repairs and deficiencies directly
- Read and interpret blueprints and building plans
- Level 1 first aid is an asset as is boom/scissor lift and fall protection training
- Proven ability to provide consistent and exceptional customer service
- A good listener with strong written and oral communication skills necessary to represent the company in a positive, professional manner
- Strong work ethic, attention to detail, and excellent organizational skills
- Able to work equally well either within a team or independently with mínimal supervision.
