Electrical and Plumbing Technician

Operate and maintain heating, ventilating and air conditioning (HVAC) systems including boilers, chillers, and related equipment.
- Perform electrical repairs and installations, including wiring, circuit breakers, and lighting systems.
- Perform adjustments and minor repairs on doors, flushometers, lights, ceiling tiles, etc.
- Perform meter readings, vacant space checks, mechanical logs, etc.
- Perform routine and preventative maintenance work on equipment, devices, and furnishings. Record work done in a logbook and keep accurate records.
- Conduct **plumbing repairs and maintenance**, including fixing leaks, installing pipes, and maintaining water systems.
- Assist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC
- Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices
- Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment
- Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned
- Respond to tenant calls/requests in a timely manner and provide outstanding customer service.
- Conduct visual inspections of building exterior and interior.
- Practice all safety and emergency procedures.
- Ensure all work complies with safety standards and building codes.
- Participate in an on-call rotation.
- Maintain cleanliness and functionality of storage areas, mechanical rooms, lobbies, entrances, and building exterior.
- Clean vacated suites and ensure move-out requirements are met.
- Snow Removal if required.
**Qualifications & Competencies**:
- 1-3 years of experience in building maintenance, preferably of large commercial buildings.
- 4th Class ticket is required.
- Exceptional interpersonal, written, and verbal communication and customer service skills, combined with effective problem solving, decision making, organizing, and planning skills.
- Ability to work as both a team player and independently with mínimal supervision.
- Be detail-oriented and have strong time management skills with the ability to handle multiple projects and competing priorities.
- Proven experience as an Electrical and Plumbing Technician.
- Strong knowledge of electrical and plumbing systems and their components.
- Ability to read and interpret blueprints and technical diagrams.
- Valid driver's license and reliable transportation.
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance
Pay: $15.30-$20.00 per hour
