We are seeking a reliable and detail-oriented outdoor janitor, building maintainence professional & landscaper to join our team working onsite at Cortile Verde in Sidney by the Sea. **THIS POSITION HAS THE OPPORTUNITY TO PROVIDE A NEW BELOW MARKET 1 BEDROOM RENTAL HOME ONSITE.**

**Janitorial, Building Maintenance and Landscaping Task List**
- **All tasks to be completed each visit or to the frequency stated**:

- **Patrol all halls, stairwells, parkade, building entry points each service day**:

- **Immediately report security concerns to property management**:

- **Check common area doors and adjust for proper function as required**

**Main and Parkade lobbies**
- Disinfect and polish interphone system
- Sweep litter from exterior entry way areas within 10 ft. of doors
- Spot clean interior and exterior glass panels and dust frames
- Squeegee clean all lobby glass 1x per month and damp clean frames, doors and door frames each visit
- Vacuum entry matting and spot clean minor stains as required
- Dust and damp clean as all ledges, baseboards, and accessible decorative fixtures as often as required to maintain a clean appearance
- Sweep/vacuum including corners and edges, and thoroughly wash hard floors with neutral cleaner solution
- Remove mail recycling
- Disinfect and polish mailboxes

**Hallways and stairwells**
- Vacuum stairs and landings, hard surface corridors from 2nd floor down to bottom 2x per week
- Vacuum and stairs and landings from 2nd floor up once each week.
- On a rotational schedule, vacuum and damp wash concrete stairs and landings 2x per month
- Inspect rooftop through roof hatch each visit to minimize seagull presence during summer months
- Vacuum hallway floors once per week
- Spot clean water-soluble stains on hallways floors twice per week
- Spot clean bird feces on hardi-board walls and windows accessible from walkways and level 2 upon detection
- Spot clean hallway planter boxes 1x per week or as required
- Spot clean vine trellises 1x every other week or as required
- Clean with soft cloth or brush and white efflorescence noticed on hardi-board (specifically yellow boards) or block wall by using a water and vinegar solution
- Disinfect stairwell handrails weekly
- Remove marks from walls, common area doors and frames taking care not to damage painted surfaces
- Remove cobwebs as required throughout.
- Spot clean common area doors and frames including residence entrances
- Dust and damp clean wall fixtures as required to maintain a clean appearance
- Clean and polish elevator call button panels
- Spot clean accessible interior and exterior walkway glass every other week or as bird feces appears.
- Pressure wash walkway once per year or use industrial floor cleaner.
- Clean exterior windows and balcony windows twice per year.
- Clear snow from building catwalks and in front of building and along walkways as required in winter.

**Elevator**
- Clean and polish stainless steel panels
- Clean wall panels
- Vacuum and wash floors and tracks as required to maintain a clean appearance
- Clean and polish interior of cab
- Install/remove elevator pads as directed

**Storage locker halls, bicycle room, utility rooms**
- Sweep/vac 1x per month
- Spot clean door and around light switches as required
- Spot clean floors and walls as required
- Remove cobwebs as required

**Parkade and Garbage Room**
- Sweep up litter and dislodged roof insulation in parkade as required
- Sweep off cobwebs from lighting fixtures
- Sweep up litter in garbage room each visit
- Thoroughly sweep and hose down floor 1x per month, damp clean tops of recycle bins
- Place deodorizer pellets in garbage bin when required

**Lighting**
- Change interior lighting within reach of 6ft step ladder as required
- Clean interior light fixtures from insect casings within reach of 6ft. step ladder as required
- Maintain an adequate lighting stock and store in a secure location on-site

**Exterior areas**
- Sweep litter from common area walks, parking areas and building entry points
- Perform security check and function of doors and gates

**Building Maintenance**
- Paint touch-up planter boxes, exterior suite doors and scuffed hardi-b
