**Position**:Maintenance Worker
**Type of Employment**:Full Time, Permanent
**Reporting to**:Property Manager and Maintenance Supervisor
**Shift Schedule**: Day Shift, Evening Shift, Night Shift, Weekday, Weekends, 8 hour Shift
**Pay Rate**:$20 per hour
**Duties and Responsibilities**:
- To ensure the daily, operation of the buildings is carried out efficiently and safely; to report to the property manager any and all situations, projects, issues, defects noted, repairs completed etc. Other duties as may be directed by the property manager.
- Respond to tenant inquiries and promptly inform administration; follow up to ensure issue was resolved.
- Monitor property and trades working on site; reporting back to property manager.
- Able to move thru tight spaces as well as handle heavy weight items and work at heights
- Perform inspections, repair and up keeping duties, working safely and with mínimal supervision.
- Radio and cellphone to be worn at all times during work hours.
- Conduct and log various property inspection checks. Log book updated.
- Frequently patrol property to ensure cleanings and good working order; maintain and upkeep parking lot.
- Perform landscaping, housekeeping and property maintenance duties as required.
- Monitor all equipment and set heating/cooling according to season/weather.
- Conduct cleaning and repairs to, common areas, service rooms, tenant space and vacant units as needed.
- Insure site lights and heating/cooling is reprogramed at least once a month to maximize savings.
- Determine marketing needs for the weekend and ensure set-up is completed.
- Maintain roof, roof storm drains, as well as HVAC repairs ensuring all filters and drain caps are clean and in place daily.
- Ensure tools are maintained cleaned and stored in an organized fashion in a designated clean area.
- Communicate with supervisor prior to commencing work on an assignment and/or when changing to another project/duty.
- Maintain daily log book of occurrences noting weather conditions that may affect operations.
- Submit daily goals list prior to commencement of shift as well as a shift occurrence report at the end of each shift
- Place service calls for contractors, if needed per instructions given by property manager.
- Repair drywall; perform routine maintenance jobs, repairs and painting.
- Clean & tidy uniform to be worn at all times; PPE as needed; steal toe shoes & safety glasses to be worn at all times while on duty.
- Work flexible hours as needed and on call for emergency service.
- Ensure safety is always priority one and adherence to privacy and confidentially protocols.
**Equipment**:
- **HVAC and Air handling Units**: ensure all in good operating condition. Paint any rusted units as required. Ensure all mechanical and electrical equipment are maintained in accordance with preventive maintenance.
- **Fire Safety System**: Including overseeing of major tenants systems. Meet with Fire Safety Company and ensure all are inspected per code. Understand the Maglocks and the operation of individuals systems. Understand the placement of the smoke detectors. Ensure the fire exits are all accessible and in good repair ensuring that all extinguishers are inspected monthly in place and mounted properly. Log book updated.
- **Elevator/ Escalator**: Meet with technicians on site ensuring that maintenance and safety concerns are known. Ensure that the devises are all clean and running smoothly. Log book updated.
- **Sump Pumps**: Knowledge of their operation and maintenance is required. Inspections to be conducted weekly and noted. Log book updated.
- **Generators**: Ensure annual maintenance is carried out and that all safety guidelines are met. Inspected weekly. Log book updated.
- **Boilers**: Ensure boilers are turned on for the heating season and turned off for the cooling season at the appropriate times; ensure biannual water treatment is conducted. Log book updated.
- **Electrical rooms**: Maintain all services and electrical rooms with no storage allowed in electrical rooms. Emergency Lighting - responsible to ensure all is in good operating condition and Emergency light test including monthly audit report.
- **Timers**: Ensure all light timers are set according to seasonal standards and adjusted monthly.
- **General Equipment**: Ensure proper functioning of lights, heaters, washrooms, hot water heaters, pressure pumps (insure pressures are normal), air compressors, sump pumps. Audit report submitted monthly.
- **Troubleshoot**: Perform minor repairs on heating, cooling and ventilation systems, Troubleshoot and perform minor repairs on plumbing systems; electrical systems; appliances. Move heavy furniture, equipment and supplies.
