**Job Summary**

The Residential Manager (Live-In) is responsible for overseeing the daily operations of a residential property while residing on-site. This role ensures that the property is well-maintained, residents are satisfied, and all property management functions run smoothly. The Residential Manager acts as the primary point of contact for residents, handles tenant concerns, and coordinates maintenance and administrative tasks.

**Compensation includes a** **2 bedroom apartment, 1 parking space.**

**Schedule**

Full time hours Monday to Friday, with a requirement for an on-call rotation.

**Responsibilities**
- **Resident Relations**: Serve as the first point of contact for residents, addressing questions, concerns, and maintenance requests in a prompt, professional manner. Maintain a visible presence on the property.
- **Property Oversight**: Monitor the overall condition of the property, ensuring that common areas, grounds, and amenities are well-maintained, clean, and safe.
- **Community Engagement**: Foster a sense of community, communicating property updates, and handling resident issues to promote a positive living experience.
- **Maintenance Coordination**: Work with the maintenance team or external contractors to schedule repairs and routine maintenance. Ensure service requests are completed in a timely manner and follow up with residents for satisfaction.
- **Emergency Response**: Be available to handle emergencies after business hours, such as power outages, water leaks, or urgent maintenance needs, ensuring residents’ safety and minimizing disruption.
- **Rent Collection & Financial Management**: Assist in rent collection, ensuring timely payments, and addressing delinquency issues with tenants. Help with budgeting and tracking operational expenses.
- **Property Inspections**: Conduct regular inspections of residential units, common areas, and building systems to ensure compliance with safety standards and lease agreements.
- **Regulatory Compliance**: Ensure that the property complies with all relevant laws, building codes, health and safety standards, and company policies.
- **Reporting**: Provide regular reports to the Property Manager regarding occupancy rates, rent collection, maintenance issues, and other key performance metrics.

**Qualifications**:

- A minimum of five (5) years’ related experience
- Team player who can work independently
- Experience Submitting and tracking Services request
- Great communication and written skills
- Excellent customer service
- Knowledge of Microsoft Office, and comfortable using other technology
- Ability to multi-task and follow up promptly
- Strong organization and problem solving skills
- Able to lift 20KG
