- About The JobThe primary purpose of the Operations Manager role is to manage the safe and efficient technical and mechanical operations of two AAA commercial office towers in the downtown area in Toronto. In this capacity the Operations Manager provides technical direction to two Operations team to ensure that the properties are maintained in optimal condition for the benefit of owners, tenants and visitors.

**Responsibilities**:
In this dynamic role the incumbent will be a key member of the Management Team, reporting to the General Manager for the two properties and the Director, Building Operations for the Downtown Portfolio. The key responsibilities of the role will include:

- Manage the day-to-day activities of the properties and all direct reports to ensure operations is well-organized and competently staffed.
- Provide ongoing mentoring to direct reports, which include two Operations Supervisors and to the team of Building Operators, to encourage professional development.
- Assist in the preparation of assigned portions of the operating budget, including HVAC, plumbing, electrical and utilities categories, and assist the General Manager and the Property Accounting Team in reporting on and managing expenses.
- Maintain complete and accurate records of the properties’ keying systems.
- Administer the supervision, planning, evaluation and implementation of the Preventative Maintenance Program.
- Administer the RiskCheck program by updating the portal (monthly, quarterly and annually) and completing the deficiencies noted in the annual audit.
- Oversee the safe operation of all mechanical, electrical, HVAC, plumbing and life safety systems and ensure that the building envelopes and grounds are maintained to expected standards.
- Facilitate and coordinate open communications with tenants by attending various meetings to understand and address operational concerns with the goal of meeting tenant expectations.
- Supervise contracted service providers, including Security and Janitorial services.
- Manage staff, including recruitment, selection, performance appraisal, training and professional development to ensure skilled and competent resources are in place.
- Review tender documentation, analyze bids and monitor the progress of assigned projects and reporting.
- Assist the General Manager on developing plans for ongoing and future building and grounds projects, including input into capital planning for the properties.
- Promote a positive energy-minded and sustainability workplace through example by utilizing available resources, e.g. utility bills, energy portals and Building Automation Systems to monitor energy usage, identify problems and troubleshoot causes of increased consumption.

**Qualifications**:

- 7-10 years of progressive work experience in the physical Building Operations field, in particular with AAA office buildings
- 5+ years of supervisory/management experience, overseeing Operations staff
- Post-secondary education in a related field of study
- Certified Engineering Technician/ Technologist designation
- SMA (BOMA) or Building Environmental Systems I and II
- Enrollment in FMA or RPA or equivalent would be highly desirable
- Thorough knowledge of general building systems including:

- Mechanical, Plumbing, HVAC, Structural, Building Envelope, Automation & Operations Technology, Electronic Safety & Security, Fire & life Safety, and Conveying/Elevating Equipment
- Common building operational policies and various related Acts/codes/standards, i.e., the electrical code, plumbing code, TSSA, Fire Code, and Building Code
- Ability to write specifications and contract documents
- Superior ability to handle multiple demands, competing priorities, adapt to new ideas and constant changes and deliver successful results
- High level of proficiency with MS Word, Excel and Outlook
- Ability to communicate effectively and professionally, both oral and written
