The **Maintenance Manager** supports capital project investments and may take the lead as required. They are required to maintain service level standards and manage resources (time, equipment, and people) to meet schedules, budget appropriately, and manage within the legislated code and standards of practice.

Responsibilities Include:

- Managing the long term and day to day maintenance needs of commercial and residential buildings.
- Planning and prioritizing short (1 year) and long term (5+ years) preventative maintenance programs for buildings, equipment, electrical and mechanical systems by scheduling with contractors/sub-contractors or using internal staff. Responsible for ensuring it is completed to the targeted quality standards, on budget and on time (and to the contract if applicable).
- Managing maintenance staff, painters, plumbers, carpet, flooring installers, mechanical trades, etc. to make sure work is done safely and one time.
- Assigning routine work orders as back up to the Service Coordinator to team members articulating expectations for work and following up as appropriate for quality, completeness, budget and timeliness.
- Assessing needs for tools required by Maintenance staff and communicating to purchasing.
- Developing and implementing schedules and procedures for safety inspections of mechanical equipment and systems (i.e. elevators, fire suppression systems) to ensure compliance with building codes.
- Planning and overseeing project plans related to building systems including the prioritization of projects, development of budgets, monitoring of progress to ensure project goals are achieved with regards to quality, budget and timelines.
- Interacting and servicing our tenants (our customers) in a respectful and clear manner, collaborating with vendors, managers, Property Managers, Residential Managers and Caretakers.
- Approving timesheets, vacation requests, and administrative tasks for team Provides day-to-day leadership to team including hiring, training, coaching, mentoring and performance management (including discipline)
- Builds, manages, and maintains a high-performance team through effective coaching, development, and demonstration of Edison’s Values
- Effectively communicates with team regarding changes in process, updates, reports, feedback and issues of importance to this team
- Using high collaboration skills to achieve consensus with cross-functional teams.
- Leading by example, and ensuring working hours match the maintenance staff (8:00am - 4:30PM).

Qualifications and Experience Required:

- Experience: 5 years of supervisory experience in maintenance within the property management industry
- Education: Licensed trade combined with contracting experience
- Experience with Yardi or other maintenance management platform would be considered an asset.
- Valid class 5 driver's license
- On call duties as required.
- Physical requirements include the requirement to sit and/or stand for prolonged periods of time. Walking, crouching, stair climbing is common in this position, ability to carry items up to 75 pounds on occasion; use of hands and arms.
- Understanding of the Manitoba Workplace Safety and Health Act and Regulation.
- Clear Criminal Records Check (including Vulnerable Sector) must be maintained.
- Occasional work outside of regular work hours (Monday to Friday) may be required.
