Resident Caretaker

We are seeking a highly responsible and dedicated live-in Building Caretaker to join and oversee the maintenance and day-to-day operations of two 4-story residential buildings with 147 units and property located in Coquitlam BC. As a live-in building Caretaker, you will be responsible for ensuring the overall safety and functionality of the building, while providing excellent customer service to our residents.

DUTIES & RESPONSIBILITIES
- Schedule and oversee contractors, trade workers, monthly, quarterly, & annual contractor reviews.
- Work in partnership with Strata Management, provide regular reports to the strata and residential councils, and work closely with them to ensure the building is well maintained.
- Daily common area inspections, including residential & visitor parking areas, bike rooms, garbage areas, stairwells, fire exits and entire property.
- Monitor the building's heating, plumbing, and electrical systems to ensure they are in proper working order & report any issues to Strata Manager
- Conduct regular inspections of the building & property to identify any breaches or safety issues.
- Respond to residents' strata related inquiries, concerns, and maintenance requests, in a timely manner.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Issue keys, fobs and maintain records for security system.
- Assist with move-in and move-out procedures, including inspections of common areas after moving in/out is completed, documenting any damages and reporting to the Strata Manager.
- Perform routine maintenance tasks, such as minor repairs, lighting, and salting.
- Encourages building Bylaws and regulations, ensuring compliance by residents and visitors.
- Assist strata council with ensuring residents compliance with the Strata Property Act by keeping detailed records of all resident communications, complaints and strata Corporation bylaw violations
- First contact for emergency calls from Strata Management.
- To be flexible to accommodate after hours emergencies

COMPENSATION:

- $48-55K gross based on experience annually paid semi-monthly
- Subsidized rent of ½ of market average rate for a one bedroom with one underground parking spot.

QUALIFICATIONS/SKILLS:

- At least 3 years' experience as a caretaker, preferably in a building with 100+ units.
- Prior experience in building maintenance, management or a related field is preferred.
- Strong knowledge of general building maintenance, including basic heating electrical, & plumbing.
- Strong time management & problem-solving skills.
- Strong communication and interpersonal skills to interact with property manager, residents, & vendors.
- Able to take direction and work well with mínimal supervision
- Ability to perform physical work including bending, kneeling, pushing, pulling and lifting to 50 pounds.
- Office systems and procedures - Microsoft Office or similar
- Valid BC driver's license and reliable transportation for required supply pickups.
- WCBs Occupational Health and Safety Regulations
- WHMIS certification preferred
- A building caretaker certificate from a valid institution preferred

REQUIREMENTS/RESTRICTIONS:

- No Pets
- No smoking or vaping
- Not permitted to perform private work for residents
- Cannot sublet unit or parking space
- Knowledge & adherence to Strata Bylaws
- Carry personal liability insurance
- Carry tenant /renters' insurance
- Background / credit check required
- 3-month probation

**Salary**: $45,000.00-$55,000.00 per year
