**DAILY**:

- Snow and Ice Removal
- Regularly monitor and ensure that all building entrances, loading bays, parking garage entrances and pedestrian walkways (and any other areas, as may be required) are free and clear of snow and ice during the winter months, ensuring optimum tenant and visitor safety at all times.
- Ensure ice melt/salt is swept away from the concrete walls and/or aluminum surfaces (doors and door treads) of all buildings during winter months, in such a way that the product maintains a safe environment under foot, but is not in direct contact with aluminum surfaces or vertical concrete walls of buildings or planters.
- Regularly monitor on-site ice melt supply to ensure an adequate supply is maintained in inventory. Notify your supervisor or the property management office when supply is low.
- Advise supervisor and/or property management office of any issues relating to performance of snow removal contractor.
- Exterior Upkeep
- General maintenance and upkeep of the exterior grounds, completing rounds **at least twice daily** to pick-up garbage/debris, blowing and sweeping (as required) of the entire site including (but not limited to) all drive lanes, walkways and seating areas on or around the exterior of the facility, all hard-landscaped areas on the podium level, all visitor and contractor parking areas, all entry and exit laneways of the parking garage, and any other areas as may be identified from time to time by your supervisor or the property management office.
- Empty all garbage cans as required, wipe down bins and replace liners.
- Empty exterior ashtrays **at least twice daily**.
- Notify supervisor or property management office of any issue/item requiring maintenance or repair while patrolling exterior.
- Flowers
- Water plants in all planters across the entire site, including any areas not serviced by the irrigation system, during the summer months.
- Prune plants as required.
- Remove debris from planters.
- Assist with waste/recycling removal as required.
- Pick-up of all surface garbage in parking garage, as required.
- Wipe down all parking pay booths, card swipe posts, parking equipment.
- Keep garage entrances interiors and exteriors clean and free of debris, slush and snow.
- Replace burnt out lighting in garage.
- Leaf blowing and leaf pick up throughout the site.
- Maintain all equipment used in the performance of work tasks, including leaf blower, sweeper, watering machine, snow blowers, etc. Ensure supply of gas, oil is upkept, notify supervisor when supply is low.

**BI-WEEKLY**:

- Empty strainers of all exterior drains, parking garage floor drains and catch basins (when/where directed), including at the base of the P1 canopy ramp.
- Check all levels and areas of the parking garage for surface garbage, removing all garbage.

**MONTHLY**:

- Change all filters on all garage levels (including filter in Security Lunchroom a/c unit).
- Cleaning of all parking garage level stairs/stairwells as required/directed.
- Cleaning of all P-level base building rooms, including designated storage rooms.

**PROJECT WORK**:

- Cleaning of pipes, traffic islands and curbs in the parking garage as required/directed.
- Assist with surface cleaning of all parking levels as required/directed.
- Interlock brick cleaning of all building perimeters for salt removal, etc., as required/directed.
- Interlock repair and / or replacement as directed.
- Assist with Patio railing removal/reinstall twice annually. Painting of railings as required in the spring.
- Painting of garbage cans, benches and tree grates as required/directed.
- Washing of man doors and garage doors with as required/directed.
- Pressure washing of hard surfaces throughout the facility as required/directed.
- Pre-approved overtime project work as required.

**OTHER**:

- Assist other staff as requested, required and / or directed. Assist with other maintenance duties during staff vacation coverages (Coverage for Shipping & Receiving vacation absences - cross training provided).

**Salary**: $20.00 per hour
