Stonewater Properties Alta Inc. (Ottawa) is currently seeking a dedicated and professional Commercial Maintenance Technician to join our team. As a prominent property management company based in Ottawa-South, we take pride in owning and managing a diverse portfolio of commercial and industrial properties, including warehouses, retail spaces, and offices.

**Key Responsibilities**:

- General maintenance tasks such as carpentry, plumbing, changing door locks and deadbolts, install light bulbs, address minor HVAC issues, complete minor concrete repairs, minor roof repairs, and basic flooring repairs/installations.
- Monitor and assist hired contractors when on-site for service calls and provide details as necessary to ensure quality and completion of work.
- Maintain records of all maintenance and repairs completed at each location by using the company IMPAK work order software or maintenance manual.
- Respond quickly to emergency situations and assist with troubleshooting and the repair of equipment or situation, during regular work hours and after hours, if necessary.

**In addition, you will be expected to**:

- Follow the preventative maintenance program and schedule for routine inspections of building systems and equipment.
- Collaborate with the Property Manager and Property Administrator to assess, prioritize, and complete maintenance tasks.
- Oversee contractors when on-site, providing necessary details to ensure quality and completion of work.
- Salt and clear snow from entrances, walkways, and steps.
- Acquire a working knowledge of building systems, including heating, electrical, security, and camera systems.
- Maintain detailed records of all maintenance and repairs using our company's IMPAK work order software or maintenance manual.
- Respond promptly to emergency situations during regular and after-hours to assist or manage as needed.
- Prepare vacated units for new tenancies, which may involve painting, cleaning, and replacing light bulbs or ceiling tiles.
- Maintain an inventory of company-owned equipment, tools, supplies, and work materials.
- Attend staff meetings as required.
- Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety.
- Perform other duties as assigned.

**Skills**:

- Minimum of 3+ years' experience in a similar role (preferred)
- Punctuality and dependability are a must.
- Self-motivated with the ability to work both independently and as part of a team.
- Strong organizational skills, with the ability to prioritize tasks and create daily action plans.
- Flexibility and adaptability in responding to changing circumstances.
- Working knowledge of building systems.
- Capable of completing basic plumbing, HVAC, electrical, and handyman tasks.
- Proficient in the use of hand tools.
- Excellent customer service skills and a professional attitude.
- Possess a valid Ontario G driver's license and have access to a personal vehicle.
- Certification in Working at Heights, WHIMS, etc.
- Willingness to travel to Brockville, ON, on occasion.
- Ability to lift up to 50 lbs.

**Additional Skills & Abilities**:

- Basic computer skills, including Microsoft Office Outlook.
- Physical requirements include stooping, standing, walking, shoveling, climbing stairs and ladders.
- Comfortable with heights.
- Able to lift and carry heavy loads of 50 lbs or more.
