**Performing Arts Lodges, Toronto (PAL)** is seeking a full-time, live-in Client Services and Building Superintendent to work at a 205-unit Not-for-Profit, Charitable Housing Corporation in downtown Toronto (110 The Esplanade). PAL's mandate is to provide affordable housing and support services for the aging, disabled, and needy members of the performing arts and associated industries from across Canada. This position reports to the Building Manager and works Monday to Friday from 8:00 a.m. to 4:00 p.m., with every other evening and every other weekend on-call.

**Position Description**: The Live-In Client Services and Building Superintendent is responsible for ensuring good housekeeping and cleanliness of the common areas, maintaining building systems when maintenance is not contracted out, and responding to the maintenance and repair needs of the Corporation. Additionally, the Client Services and Building Superintendent will assist the Health Services Coordinator in matters relating to the health and safety of clients where additional support is needed, including wellness checks and securing and making specialized adjustments to their living quarters at the direction of management in a professional manner. This role requires training and health certification for dealing with vulnerable populations in addition to police or reference checks. This role may also be asked to provide training and assistance in matters related to personal safety, health, and wellness to individuals upon request.

**Responsibilities**:

- Maintain the Corporation's buildings, grounds, and equipment in a good state of cleanliness and repair.
- Perform daily, monthly, quarterly, and annual inspections and regular maintenance of the common areas of the building, including the boiler room, mechanical room, electrical room, elevator room, garbage room, recreation room, kitchen, and laundry room, as well as fire safety equipment and exterior grounds, including the underground garage.
- Work with the Building Manager to determine maintenance priorities and make minor repairs to heating, plumbing, and electrical items, as well as general repairs, as required.
- Assist the Building Manager with obtaining quotations and tendering for preventative maintenance contracts.
- Provide access for contractors and emergency services, supervise contractor's work, and provide reports to the Building Manager.
- Maintain a daily log and record work orders completed, contractors who performed work, and other important information.
- Respond to maintenance requests/work orders from tenants within 48 hours, either performing the work or communicating plans for repair.
- Troubleshoot work orders by taking photos and providing reports to the Building Manager.
- Perform daily, weekly, and monthly cleaning of the building's common areas, as assigned.
- Clean and maintain the underground parking areas.
- Perform snow removal and lawn maintenance outside of contract.
- Maintain garbage room, chute rooms, and recycling bins; put out waste for pick-up and recycling.
- Perform unit and move-in/out inspections and repair and clean vacant units.
- Distribute notices and correspondence to tenants.
- Respond to complaints and disturbances in a timely fashion.
- Monitor security footage for unusual occurrences and provide incident reports.
- Work with building systems, emergency procedures, and administrative procedures.
- Work on an on-call basis for emergencies after normal working hours.
- Work with the Health Services Coordinator in matters relating to the health and safety of clients where additional support is needed, including wellness checks and securing and making specialized adjustments to their living quarters at the direction of management in a professional manner.
- Perform other duties as assigned.

**Qualifications**:

- 3-5 years of experience as a superintendent or in a similar maintenance role.
- Experience supervising contractors and maintenance staff.
- Experience working with seniors and/or vulnerable clients is preferred.
- Strong computer skills, including Microsoft Office.

**Compensation**:$35,000 to $38,000 per annum, plus 50% rent of 1-bedroom unit and benefits.
