**Building Maintenance Caretaker - Full-time**

This position is primarily for a building maintenance caretaker to also provide swimming pool maintenance. The position is located in a 17 acre 410 unit condominium complex in Richmond, BC. This position reports to the facilities manager.

**Work Schedule**:
Wednesday through Sunday ( Monday and Tuesday off) 40-hours per week with five 8-hour shifts. Hours of work typically 8:00 am - 4:30 pm with one half hour meal break.

Flexibility on working hours will occasionally be required based on seasonal and other site requirements. Employee must be available to be “on-call” after hours following shift. Employee will be remunerated for any after hours call outs.

**Prerequisites**:

- Construction and building maintenance experience
- Plumbing and heating experience
- Experience with construction tools and materials
- Physically fit, able to perform heavy lifting and climb ladders
- Experience with testing swimming pool chemistry. Additional training can be provided.
- Experience with using and maintaining logbooks
- Knowledge of and experience with security and emergency procedures
- Willing to perform security/safety inspections between maintenance jobs
- Ability & willingness to accept and follow direction/instructions
- Command of the English Language
- Communication skills (written, and verbal)
- Strong attention to details, highly organized, ability to work independently
- Criminal background check will be required of the successful applicant (employer to reimburse for costs)

**Duties include the following**:

- Check boiler mechanical rooms and elevator rooms. Attend to emergencies such as leaks and respond to residents’ heating and minor plumbing issues.
- Daily monitoring/testing of pool chemistry and perform chemical treatments/balancing as needed/required. Daily vacuuming of the pools/hot tub. Cleaning of swimming pool decks.
- Daily check on garbage areas, clearing blocked garbage chutes, and report incidents.
- Assisting the Facility Manager with maintenance duties when needed.
- Painting and touch up work. Power washing fences and other areas as needed.
- Walk the building hallways and grounds to identify, record and repair any deficiencies or problems.
- Check parking areas to ensure compliance and check that bicycle rooms are secure.
- Assist with snow removal, snow blower, shovelling, and salting

**Salary**: $25.00 per hour
