**Primary Responsibilities**
- Maintain the homes and grounds, emphasizing and focusing on safety, security and asset protection
- Lead ongoing building and property maintenance including repairs and improvements to the Highview Residences homes based on a regular schedule and execute the refurbishing and maintenance of all residential units as required
- Keeping various components of the facility maintained, and in good operation, including but not limited to, cleaning floors and restrooms, lobbies, windows and grounds, removing garbage and making minor repairs in such areas of plumbing, painting, lighting and carpentry. Moving equipment and furniture as needed, for cleaning and renovation purposes
- Schedule and manage major and minor construction or renovation, maintenance and repair projects
- Supervise and schedule seasonal maintenance requirements, including spring cleaning and winterizing the Residences
- Negotiate and arrange for contracts to provide for grounds maintenance and snow removal
- Create and implement a maintenance protocol for all of the building mechanical systems
- Ensure familiarity with facility including statutory and regulatory compliance with the requirements of the Retirement Homes Act in regards to maintenance and ensure Highview Residences meets and exceeds these requirements
- Oversee fire safety program and ensure all staff receive required training
- Provide on-site snow removal by shovel/snow blower, if necessary
- Participate in the preparation of the annual operational and capital budget
- Submit initialled copies of invoices for goods and services purchased or received in the process of providing maintenance to the Residences
- Comment on monthly variances from the operational and capital budget
- Function as after hours contact for building and grounds emergencies and be accessible via phone or pager, be available to work evenings and weekends as required
- Familiar with Occupational Health and Safety Act and be the management-lead member of the Joint Health and Safety Committee

**Qualifications**
- Working knowledge of building systems and related code requirements, including: plumbing, electrical, HVAC, cleaning equipment, automated building security systems, emergency generator, fire suppression system
- Ability to perform carrying and heavy lifting tasks by using a hand truck and/or other tools to follow safety guidelines pertaining to lifting, pushing and pulling heavy objects
- Team player with sound organizational and time management skills
- Enjoyment of interacting with seniors on a daily basis
- 3-5 years building operations and some management experience
- Effective communication, time management, mechanical and organizational skills
- Must keep accurate and up-to-date records pertaining to repairs and cleaning schedules and inventory of cleaning supplies, part and other materials
- Possess written and verbal skills for effective communication and the ability to facilitate small group presentations and training's
- Must possess a valid driver’s license and a clear driving record. Must successfully provide a police check with special consideration for working with a vulnerable population within the past six months, have CPR, First Aid, and a TB screening as per Public Health guidelines.
