**Full Time Maintenance Position**

London Cares is a not-for-profit agency aimed at building relationships and supporting those who are experiencing homelessness, making it possible to help move some of the most vulnerable people in our community from street to home. Through a low barrier, harm reduction compassionate approach we build relationships and are advocates for those we work with to build bridges and connections to the resources they need in support of their success and well-being.

Our Highly Supportive Housing Program is in partnership with London Health Science Centre (LHSC) and has been developed to support high acuity individuals who are experiencing homelessness and have high emergency department and hospital use. This housing initiative prioritizes individuals who are living with tri morbidity (complex mental health, substance use concerns and complex medical needs) with the intention of having a multi-disciplinary team to provide wrap around support to all individuals. This role will not provide any direct support to individuals within the program, but you will be primarily working onsite at this location and will interact with residents daily. The building has 49 units and is fully occupied.

London Cares programming continues to grow and expand to meet the needs of the community we serve. We are seeking **a Full-Time Permanent Maintenance Worker **to join our team in a full-time capacity working 35 hours.

**RESPONSIBILITIES**

In this role you will be a member of the Administrative Team reporting to the Manager of Finance and Operations, or any other person as the Employer may assign from time to time and carry out such duties as assigned to you by the Employer.

Duties include, but are not limited to:

- Maintain building entrances including winter sidewalk maintenance, shovelling, and salting for safety
- Ongoing monitoring and proactive maintenance of building common spaces (hallways, foyer, and washrooms), and building exterior.
- Complete semi-annual inspections for the building and systems to ensure they are in proper working order.
- Smoke detectors in units, doors, locks, and windows in common spaces.
- Perform repairs and troubleshoot issues for residential units and building systems as required. All repairs in unit require 24 advance posted notice before entry. These repairs will include:

- Minor plumbing, change toilet flanges, unclog toilets, replace faucets, etc.
- Minor electrical troubleshooting and repair: Checking fuses and breakers, change light bulbs, etc.
- General Maintenance: Repairing broken locks, drywall repair, painting, temporary repairs to windows and doors.
- Inspect and troubleshoot equipment and systems (in unit AC, refrigerators, microwaves, faucets, lights, garage door, elevator) to determine if outside vendor support is needed.
- Act as liaison for outside vendors. This includes scheduling repairs, meeting vendors onsite, communicating with staff about possible service interruptions and posting notice for residents.
- Collaborate with other London Cares staff, vendors, and residents during repairs.
- Other duties as required.

**Qualifications**:

- Proven maintenance experience.
- High school diploma required
- Related degree from a college considered an asset.
- Clear vulnerable police record check
- Valid Fist Aid/CPR Level C
- A valid ‘G’ drivers license

**Skills and Abilities**:

- Skilled in the use of hand and power tools.
- Ability to use common tools such as hammers, saws, drills, and wrenches.
- Experience with precision measuring instruments or electronic testing devices.
- Experience performing routine maintenance and troubleshooting.
- Strong organizational and follow up skills.
- Eye for detail.
- Professional presentation and attitude when interacting with residents.
- London Cares supports the highest acuity individuals who are experiencing complex mental health, substance use concerns and complex medical needs. This role will requires daily interaction with residents, when working both in their units and in common spaces.
- Strong time management skills.
- Able to physically lift 50-75lbs. - Would need to be able to move/dispose of heavy furniture, equipment and supplies. Practice safe lifting and handling procedures.
