**_General Description _**
The Building Superintendent is an employee of OCSCC #961 - Tribeca I Condominiums. This is a full-time position. On completion of the initial six-month probation period, the Building Superintendent will be a permanent employee of the Corporation for an indefinite term until such time as they either resign or are terminated according to the terms of the employment contract.
**_Qualifications _**
An applicant for the position of Superintendent shall:
(i) possess at a minimum a high school diploma; (Additional training in the repair and maintenance of plumbing, electrical, heating, air conditioning and ventilations systems in high-rise buildings is desirable.)
(ii) possess at least three years’ work experience as a building superintendent or in a related field;
(iii) have good computer skills and be familiar with the role of computer technologies in the operation of a high-rise building;
(iv) have good literacy and numeracy skills;
(v) possess good communication skills in English (Communication skills in French or other languages are not required but are desirable);
(vi) demonstrate maturity, reliability, and the ability to work independently without a high degree of supervision, to take initiative, to identify and solve problems and to work collaboratively with contractors, service providers, owners and residents;
(vii) be able to manage conflict with residents, contractors and visitors and find solutions to problems that are satisfactory to all involved;
(viii) possess a general understanding of plumbing, electrical, heating, air conditioning and ventilations systems in high-rise buildings;
(ix) demonstrate an ability to make minor repairs and adjustments to a high-rise building’s operating systems;
(x) be physically fit and able to lift safely up to 45 kg.
**_Hours of Work _**
The Superintendent’s hours of work are from 8:00 am to 4:30 pm with a thirty-minute break for lunch, one fifteen-minute break in the morning and one fifteen-minute break in the afternoon.
**_Supervisor _**
The work of the Superintendent will be supervised on a daily basis by the Condominium Manager.
The Superintendent will also meet from time to time with the Board of Directors or its representative to keep the Board informed about all matters relating to the operation of the condominium corporation.
**_Tools and Equipment _**
All tools and equipment necessary to carry out the duties and responsibilities of the Superintendent will be provided by the Employer. The tools and equipment provided by the Employer are the property of OCSCC #961 and will remain with, or returned to, the Employer if and when the Superintendent ceases to be an employee of the corporation. Any tools and equipment used by the Superintendent in carrying out their duties and responsibilities that are their personal property will remain their personal property at all times.
**_Expectations _**
While on site, the Superintendent represents OCSCC #961 - Tribeca I and its Board of Directors. The Superintendent is, on a daily basis, the first line of contact with residents, visitors, delivery persons, contractors and others. The Board expects the Superintendent to act in a professional and courteous manner that is respectful of everyone at Tribeca I and in full compliance with all its duties under the Ontario _Human Rights Act_.
The Superintendent will remain current on all required safety training including but not limited to WHMIS, Working at Heights, CPR, mechanical and fire safety.
The Superintendent is expected to work closely with the Condominium Manager and the Board of Directors to ensure that:
(i) the outside and inside common elements of the buildings are cleaned and maintained to the highest standard;
(ii) the buildings are safe and secure at all times;
(iii) residents, visitors and contractors obey the Rules of the condominium;
(iv) the plumbing, electrical, heating, air conditioning and ventilations systems and all other equipment are operated and maintained to the highest standards; and
(v) when carrying out work, any inconvenience to residents is minimized.
The Superintendent shall bring to the attention of the Condominium Manager and/or the Board of Directors any issues or problems the Superintendent identifies while fulfilling the duties and responsibilities of this position. Wherever possible, the Superintendent will recommend improvements to systems, procedures or any other aspects of the functioning of the buildings that may help save money, improve the functioning of the buildings or reduce the environmental impact of the Condominium Corporation.
**_General Duties and Responsibilities _**
Duties are not limited to those listed below. Additional duties or tasks can be assigned by the Condominium Manager to meet the needs of the Condominium.
Any problems that cannot be dealt with by the Superintendent should be reported in a timely fashion to the Condominium manager.
