**Building Operator, Level 2 - Rotating Shifts**

**The Opportunity**: Responsible for the day-to-day operation of the Scotia Plaza complex. Participate in a fully integrated maintenance program of all building equipment. Responsible to ensure that the Tenants have a safe and comfortable work environment and that the property is maintained in accordance with building Manager and Owner standards.
A significant portion of time in this position will be spent servicing tenant requests. This daily interaction with customers’ demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions. Our level of tenant service further requires the communication and a sincere desire to contribute to tenant satisfaction by taking personal responsibility to resolve the tenants' concerns.

**What you will do**:

- Ensure the efficient and coordinated maintenance of mechanical equipment, using building preventative maintenance system. Perform other general maintenance duties, including but not limited to painting and general handyman duties.
- Cross-train in basic BAS systems monitoring and control.
- Acknowledge receipt of all tenant requests for service and respond to all such requests within 15 minutes after receiving the request, unless circumstances do not permit a response within this time, in which case a Supervisor and tenant contact must be notified prior to the expiry of this 15-minute period. All tenant complaints must be resolved using building reporting system, documenting in timely manner and in detail the issue and its resolution. Follow up must also be done with tenants on all HVAC calls in person within 2 hours of original response.
- Perform scheduled and unscheduled preventative maintenance tasks for the shift as per assigned using building preventative maintenance system. Ensure all assigned work is properly completed in a timely manner. All preventative maintenance work orders must be completed with sufficient details to create appropriate records and history for future reference. Report any issues or deficiencies in writing to the Supervisor.
- Maintain a record of all mechanical equipment and maintenance performed and record in the building preventative maintenance system, or other system, as directed by Supervisor.
- Ensure that all mechanical equipment and mechanical rooms are kept clean.
- Perform regular testing/inspections of Fire/Life Safety equipment as assigned. Maintain up-to-date information in the Fire Logbook and report any problems to Operations Supervisor and Fire Life Safety Officer in order ensure repairs and or replacement of such is completed in a timely manner.
- Work closely with Building Operator 1 when required to address building issues.
- Assist and provide back-up to the Building Operator 1 as required.
- Assist in maintaining an inventory with Maintenance Mechanic on the building maintenance system and ensure that we have adequate stock of common parts and materials such as but not limited to, seals, gaskets, O-rings, belts, sheaves, packing, etc. Report quantities in stock and the order requirements to Operations Supervisor or Manager to ensure there is no depletion in any items.
- Ensure that workshops and all other work areas are being kept in a safe, clean and tidy state, including but not limited to mechanical, electrical rooms, tenant areas, common areas, and all other areas where work is performed.
- Ensure that tools and materials are treated in a professional manner and lost or damaged tools are reported to your supervisor.
- Participate in all training programs as assigned by Management including but not limited to Operations Quarterly and Health & Safety meetings.
- Perform all online training as assigned
- Work with outside contractors as directed by Operations Supervisors and Management.
- Supervise and assist contractors as required.
- Assist with construction coordination as required.
- Respond to all building emergencies in a timely manner. Report all emergencies to Security and Management immediately.
- Participate for shift coverage. Cell phones/communication device must always remain on and be answered.
- Other duties as assigned by the Operations Supervisor or Management as per the collective Agreement.

**Who You Are**:

- Grade 12 Diploma
- Certificate in Building Environmental Systems (BES) Class 2 or equivalent.
- Mechanical Certification an asset.
- Knowledge and hands-on experience with basic plumbing.
- Minimum five [5] years of experience in a maintenance/operations capacity.
- Knowledge of basic electricity, motor control start
