**Job Title**:Commercial Underwriter

**Reports to**:Senior Manager, Commercial Lending & Vice President, Credit Department

**Job Purpose**

**Duties and Responsibilities**

**Adjudication of New Credit**
- Perform in-depth financial analysis of prospective clients by reviewing supporting documents including rent rolls, financial statements, and corporation tax returns
- Perform thorough review of collaterals by reviewing third party reports including appraisal, environmental site assessment (phase 1 & 2), and building condition assessment
- Prepare underwriting report (loan summary) including financial and collateral analysis to assist in the loan approval process, and submit recommendations to the credit committee
- Participate in the credit committee, and assist the management in the final approval process by establishing appropriate loan terms, conditions and covenants
- Communicate with internal contacts (branch managers & commercial loan staff) and issue commitment by outlining loan terms and conditions assigned by the credit committee
- Ensure all pre-funding conditions are met and coordinate with internal contacts to ensure transactions are processed in a timely and efficient manner
- Follow up on any post-funding conditions, and ensure timely fulfillment prior to the established deadlines

**Management of Existing Portfolio**
- Perform annual reviews for assigned loan portfolio within prescribed deadlines
- Ensure timely receipt of financial statements and other required documents including rent rolls, property taxes, and insurance
- Monitor ongoing compliance with loan covenants in accordance with credit agreement, and submit status report to the credit committee upon identification of any breaches/problems
- Determine appropriate credit risk rating based on updated financial information and supporting documents
- Participate in the loan review committee on a periodic basis and establish remedial action plans on delinquent loan accounts with the internal stakeholders (branch, risk management, and internal audit)

**Other Duties**
- Conduct research on market trends and latest developments within industry (e.g. vacancy rate, cap rate, and property values)
- Perform on-site inspection at the credit committee’s discretion
- Perform other administrative and reporting duties required by the department

**Qualifications and Skills**
- Undergraduate degree in Accounting, Finance, Economics, or a related area
- 2 - 5 years of experience in commercial lending
- Experience in syndication and corporate loans (preferred)
- Proficient underwriting skills and ability to assess third party reports
- Strong understanding of real estate based and unsecured lending
- Experience in financial analysis
- Strong analytical skills
- Ability to work against tight deadlines and prioritize tasks
- Ability to seek and process information, quickly drawing and summarizing conclusions
- Ability to work effectively in self-directed and team-based environments
- Self-starter, dependable, strong organizational skills and attention to detail
