**Construction Project Manager - Residential**

Job Description
- Construction project manager is responsible for coordinating the design and permitting of the project, then organizing, directing and controlling the major activities of the pre-construction, in-factory fabrication, deployment, installation and closeout phase of the project. Projects consists of recreational build, First Nation Developments and single-family construction.

Requirements
- Minimum 5 years related residential construction experience, preferably as a general contractor or primary sub.
- Working knowledge of local design and construction methodology including administrative process and on-site activities.
- Strong work ethic and proven ability to work effectively both independently and in a team environment.
- Creative problem solving is encouraged and expected
- Exceptional communication and organizational skills and proven ability to work under pressure and adapt to changing priorities and deadlines.

Responsibilities
- Organize and direct construction projects from pre-construction, design review, procurement, installation and finishing of units.
- Manage and schedule all onsite and offsite constructions, ensure it meets compliance with building and safety regulations
- Coordinate and direct construction workers and subcontractors to complete scope of work.
- Assist the company in the selection and negotiation of any agreements, contracts, and other documents relating to the architect, consultant team, testing agencies and contractor
- Review all agreements, contracts and other documents relating the project
- Assist in the development and maintenance of a detailed project budget and project schedule
- Identify potential risks, areas of concern and challenges with the project team and implement corrective action
- Review status of projects and prepare budget and schedule status reports with recommend appropriate actions.
- Take a lead role in managing the day to day administrative and document control duties during the design, pre-construction, and fabrication phase including monitoring of design deliverables, tracking design drawing and specifications as they are issued and coordination of contractor tender package.
- Sourcing and procurement of relevant equipment and installation services tied to manufacturing or product divisions.
- Facilitate the deficiency inspection and correction process with the owner, contractor and consultant team
- Facilitate the warranty inspection and correction process with the owner, contractor and consultant team
- **Required Skills and Qualifications**_
- 5+ years project management, project engineering, or project planning experience (scope, schedule, cost, quality)
- Proven computer platform experience
- Strong field management experience
- Understanding of BC Building code (Part-9)
- **Preferred Skills and Qualifications**_
- Technology diploma or architectural/engineering/construction management degree. LEED certification, Net-Zero homes and/or experience with Passive House
- Strong working knowledge of design software, including AutoCAD and CAD/CAM Circuit Design and additional BIM software platforms
- Up-to-date Professional Engineer license
- Up-to-date building license
- Understanding of compliance and quality assurance guidelines and best practices
- Energy Step code or energy advisor certification
- Understanding of Ontario Building code (Residential)
- Bachelor’s degree in engineering or related field of study
- Passive House, LEED and/or Net-Zero construction experience

**Job Types**: Full-time, Permanent, Fixed term contract
Contract length: 24 months

**Salary**: $72,000.00-$110,000.00 per year
