Resident Building Manager

At Braemore, we provide property owners with confidence in their investments while offering tenants comfortable spaces to live and work.
**Key Duties & Responsibilities**:
The Resident Manager will ensure the property is clean, presentable, and secure for all tenants and prospective tenants. Primary responsibilities include tenant relations, minor maintenance and janitorial work, and managing unit turnovers.
**Responsibilities**:
- Must Live on-site
- Must have own computer & cell phone
- Must be physically able to carry out necessary duties, including lifting, pushing, pulling, and carrying up to 25-50 lbs
Manage the rental process including:
- paperwork for suites parking, and storage lockers, and facilitate reference checks
- schedule and attend showings
- create move-in and moveout reports using the documented procedures as directed by Head Office
- rent & security deposit collection and bank deposits as required
Keep grounds and common areas _**pristine**_ according to Braemore standards (clean and presentable) including:
- perform minor maintenance in suites and common areas
- perform basic janitorial services for common areas of the building
- communicate and follow up on maintenance needs with the Asset Manager and Head Office
- take photos of and promote vacant suites
- report out-of-scope maintenance or cleaning to the Asset Manager
- maintain a report of appointments and completed viewings
- manage tenant relations with prospective and current tenants
**Safety/Security**:
- ensure security doors and lighting are functional
- monitor security cameras periodically (if applicable)
- conduct routine smoke detector checks
- oversee the Building Emergency Response Plan and respond to emergencies
- respond to nonemergent tenant inquiries within one business day and emergent needs immediately, redirecting as appropriate
**Requirements**:
- proven experience in apartment building management or a related field is an asset
- recent criminal record check is required
- driver’s license and access to vehicle
- own a laptop or computer with solid computer skills
- experience with basic janitorial and maintenance repairs
- ability to prioritize tasks based on deadlines set by the Asset Manager
- good communication and customer service skills
- experience with painting an asset but not required,
- physically able to carry out necessary duties, including lifting, pushing, pulling, and carrying up to 25-50 lbs
- attention to detail and accuracy, even with changing priorities
- experience working safely with cleaning and other chemicals used in building operations for janitorial purposes
- must complete WHMIS training provided by Head Office
**Job Type**: Fixed term contract
