As a member of our team, you will provide insight and innovative construction solutions to ensure the successful execution of our commercial and multi-family projects.

**Summary**

Reporting to the General Manager, the Superintendent is accountable for field operations from initial project planning to completion for projects valued between $5M - $30M. This person is responsible for the site management of the project and all project activities, including the supervision of self-performed and subcontracted construction work, and focuses on managing the execution of the work by utilizing and leveraging the team’s experience. This includes ensuring that the project is built on time, within budget, and according to company policies and procedures. This person is responsible for managing, directing, and mentoring foremen and other field personnel, including junior Superintendents, and possesses comprehensive knowledge of the project management lifecycle. The incumbent actively searches for risk and opportunity and has the necessary experience to correctly recognize and escalate issues.

**Execution**
- Manage and participate in the development of construction strategies, project execution planning, scheduling, and estimating.
- Play an integral role in all stages of the estimating cycle, with ownership of accountability for the estimate and an understanding of the plan created as a result.
- Communicate consistently with subcontractors and staff the expectations and directions regarding schedules, construction methods, company policies and procedures, permits, quality control, and other performance standards.
- Review and approve the submissions and revisions of project drawings with subcontractors and other superintendents.
- Implement the coordination of and adherence to the project safety plan.
- Attend all pre-tender meetings.
- Ensure that project site and company assets are secure, and a safe and respectful working environment is maintained at all times.
- Review construction drawings and specifications, planning and preparation of execution, inspection, testing, and safe work plans, and pre-empt problem areas.
- Manage team members and conduct performance reviews. Carry out performance management, disciplinary action, termination, back charges and other required actions.
- Review billable charges for materials and subcontractor requisitions and approve or deny as appropriate.
- Ensure project closeout is appropriately finalized to settle all financial obligations, demobilize all resources, and transition the project to the client/owner.

**Planning and Process**
- Understand the project specifications and general conditions of the contract and confirm that all materials and work comply with the contract and quality specifications.
- Communicate and work with Project Manager and other personnel as required with respect to changes to methods, materials, schedules, and procedures.

**Financial Accountabilities**
- Review the project planning, direction, organization, and budgeting of all self-performed and subcontracted construction work.
- Review the management of the project budget by controlling expenses, administering owner and subcontractor billings, and identifying work not covered by subcontractor’s scope of work/budget.
- Review the development and management of the contract’s general conditions, construction phases, and buyout strategy during preconstruction.
- Make commitments (i.e., contractual, spending, or purchasing) on the general contractor’s behalf.
- Conduct business in line with owner guidelines.

**Education, Experience and Knowledge**
- Degree in Construction Management, Engineering, or Business, or Journeyman Trade Certification or a related designation is preferred.
- 10+ years of experience required. Depending upon the project size, scope, and complexity the years of experience may vary.
- Advanced knowledge of construction engineering and design.
- Comprehensive understanding of contracts and subcontracts at a tactical level.
- Ability to effectively delegate tasks as well as leverage the expertise of team members.
- Commitment to quality and safety, and ability to evaluate project related processes and make necessary changes to meet or exceed internal and external customer expectations.
- Proficient with MS Office Suite.
