**The Position**

Reporting to the Real Estate Manager and working with key members of the corporation, this position will be integral to the growth and success of a Real Estate portfolio with over 220 locations in 5 provinces. Using your financial modeling and communication skills, you will provide key information to our executive team. This role is based out our **Glenmore, Calgary, AB** office on a **Permanent FT** basis.

**What the Role Entails**:

- Rent-roll within a commercial leasing environment, utilizing our Visual Lease software
- Creating and analyzing budgets and cash flows
- Generate and update reports, graphs through Excel and Visual Lease for projects
- Improving / developing corporate databases and dashboards
- Maintaining various financial, management and stakeholder reports
- Modeling scenario and sensitivity analysis to assist in key business decisions
- Updating and maintaining data within the Visual Lease software
- Interface regularly with the accounting and acquisition teams to ensure budgets and proformas are aligned
- Completing research projects and ad-hoc financial analysis as required
- Journal entries for IFRS16 accounting for leases
- Assist with internal and external audits for the Real Estate team
- Participating in various Finance Department initiatives and special projects
- Invoice management
- Providing due diligence assistance when potential acquisitions arise
- Project Management cost tracking (construction, furniture)
- Other tasks as required
- 2+ years of experience in the role of a Financial Analyst, preferably within commercial real estate industry
- University degree with a major in business, or equivalent experience is an asset
- Exceptional analytical abilities, and keen to figure out and provide solutions on complex quantitative problems
- Able to communicate effectively and build trust with various stakeholders
- Enjoy the challenge of working in a changing, demanding environment
- Effectively prioritize important tasks
- Open to learning and contributing to the teams development
- Possess strong attention to detail and a high level of inquisitiveness. When necessary, speak up and question when something(s) appears inaccurate
- Intermediate to advanced knowledge of Excel is a must
- Experience with VisualLease is considered an asset
