**COMMERCIAL PROPERTY MANAGER**
Our company, a well-established commercial property management firm growing at a substantial rate, is seeking to fill the position of a _**Commercial Property Manager**_.
**Responsibilities**:
- Management of tenant and investor relations;
- Working with our team to resolve tenant service issues in a timely manner;
- Coordinating vendor contracts and service agreements, ensuring terms are adhered to, issues are addressed and cost savings are maximized;
- Maintaining building systems by contracting for maintenance services; supervising repairs, oversees all contractors, with the help of a dedicated property operator and support staff;
- Overseeing all aspects of the building operations, including but not limited to HVAC, mechanical, electrical, plumbing, life safety; ensuring that regular inspections of all equipment and systems are done and that all is in good working order and operated in a safe and efficient manner;
- Ensuring that all tenant move-in/out activities follow proper procedures;
- Following up on tenant accounts receivables and resolve problems;
- Creating annual operating budgets, long-term capex budgets and periodic variance reporting on such.
**Requirements**:
- 5 + years commercial experience managing a mix portfolio of properties
- An ability to prioritize
- Excellent building/property maintenance knowledge
- Proficient in MS Office Suite (Excel, Word, etc.)
- Familiar with at least 1 real estate management software (Yardi, Space, etc.)
- Familiar with maintenance tracking & tenant service request software
- Understand construction drawings and plans
- Motivated self-starter; proactive, ability to work independently
- Strong English and French verbal and written communication skills
- Ability to resolve situations and adapt to changing and challenging environments
- Work flexibility to resolve urgent situations at all times
Certified property manager certification would be an asset
Salary according to experience.

**Responsabilités**:
- Gérer les relations entre locataires et investisseurs ;
- Travailler avec notre équipe pour résoudre les problèmes de service aux locataires en temps opportun;
- Coordonner les contrats des fournisseurs et les ententes de service, s'assurer que les conditions sont respectées, que les questions sont réglées et que les économies de coûts sont maximisées ;
- Maintenir les systèmes d’immeuble en contractant des services d’entretien ; superviser les réparations, superviser tous les entrepreneurs, avec l'aide du personnel de soutien ;
- Superviser tous les aspects de l'exploitation du bâtiment, y compris, mais sans s'y limiter, le CVC, la mécanique, l'électricité, la plomberie, la sécurité ; veiller à ce que des inspections régulières de tous les équipements et systèmes soient effectuées et que tout soit en bon état de fonctionnement et exploité de manière sûre et efficace ;
- S'assurer que toutes les activités d'emménagement et de déménagement des locataires suivent les procédures appropriées ;
- Suivi des comptes clients et résolution des problèmes ;
- Créer des budgets de fonctionnement annuels et des budgets de capex à long terme et et des rapports périodiques sur les écarts;
**Exigences**:
- 5 ans d'expérience commerciale dans la gestion d'un portefeuille mixte de propriétés
- Capacité de prioriser
- Excellente connaissance de l'entretien des bâtiments et des biens
- Compétence en MS Office Suite (Excel, Word, etc.)
- Familier avec au moins 1 logiciel de gestion immobilière (Yardi, Space, etc.)
- Familier avec les logiciels de suivi des demandes de service des locataires
- Comprendre les dessins et les plans de construction
- Motivé ; proactive, la capacité de travailler de façon indépendante
- Fortes compétences en anglais et en communication Français verbale et écrite
- Capacité de résoudre des situations et de s'adapter à des environnements changeants et difficiles
- Flexibilité de travail pour résoudre les situations urgentes en tout temps
Un certificate de gestionnaire de biens immobilier agréé serait un atout
Salaire en fonction de l'expérience.
