**THE ROLE**:
The Building Operator will be responsible for providing maintenance and operations services for our Yorkville Assets, one of FCR's highest-profile portfolios in one of the most prestigious neighborhoods in the country. Reporting to the Operations Manager (with a dotted line to the Operations Supervisor), the Building Operator will ensure that assigned properties are maintained safely and to the highest level of operational efficiency.

This position is a parental leave full-time contract position, lasting approximately 12 months, with possibility of extension or permanent opportunities.

Please note, the work schedule for this position may be anywhere from Monday to Saturday. The Building Operator must also be available work evenings, on-call, and emergency callouts to provide sufficient building coverage.
**WHAT YOU WILL DO**:

- Carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations and asset integrity is maintained.
- Assist in the implementation of preventative maintenance program and ensure that deficiencies are identified and included.
- Perform corrective maintenance and repairs within scope of key trade designation.
- Respond and service tenant requests and work orders as required while ensuring completed work meets quality and response requirements.
- Receive, track, monitor and report status of maintenance and repair work; initiate documents to authorize or obtain formal approval of work required.
- Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, and fire protection.
- Support current and the proactive planning of capital projects.
- Assist with the set up and execution of special events, activations, and pop ups, where occasional lifting and carrying of tables and furniture will be required.
- Other duties as assigned.

**WHAT YOU BRING**:

- Experience in retail or commercial building operations and maintenance.
- Building Environmental Systems (BES) Certification Class I or Class II.
- Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
- Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.

**WHAT YOU NEED TO BE SUCCESSFUL**:

- Adept at working independently while being a strong team player.
- Service oriented with the ability to problem solve and offer solutions.
- Excellent communication skills to effectively communicate with tenants, external contractors, internal teams and others.
- You have the ability to work in a fast-paced environment with excellent attention to detail and time management skills to coordinate multiple, competing priorities and deadlines.
- Proficiency with Microsoft Office, and experience with Building Management systems (we use Building Engines at First Capital) and iPhone operation.
- You are willing to learn and take on new challenges.
