Property Maintenance Manager

**Job Title** - Property Maintenance Manager
**Hourly pay** - Minimum $18-20/hr based on experience
**Hours per week** - Minimum 15 hours. More may be available based on project fluctuation
**Contract term** - 6 months. Will discuss contract extension at the 6 month mark based on project workload and performance
Olympus Properties Group is a property management and real estate investment/development company. We are seeking to grow our property management company, while adhering to the highest customer service standards. We are local to Belleville, and looking to grow our team with individuals that have strong work ethic, self starters and are receptive to learning as we grow a local company.
We aim to provide a safe work environment and will be open to discussing longer term opportunities as the company grows.
**Requirements**:
- High school diploma or equivalent; certification or training in maintenance-related fields is a plus.
- Proven experience as a Maintenance Manager or similar role, preferably in property management or related industries.
- Strong knowledge of building systems, equipment, and maintenance procedures.
- Excellent leadership and people management skills, with the ability to motivate and guide a team effectively.
- Exceptional problem-solving and decision-making abilities to address maintenance challenges and find effective solutions.
- Familiarity with safety regulations and experience implementing safety protocols in a maintenance environment.
- Solid organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
- Excellent communication and interpersonal skills to liaise with tenants, property owners, vendors, and team members.
- Valid driver's license and reliable transportation.
**Responsibilities includes, but not limited to**:
- **Maintenance Operations**: Oversee and coordinate all maintenance activities for our properties, including routine inspections, repairs, and preventative maintenance.
- **Work Order Management**: Receive, prioritize, and assign work orders to maintenance staff, ensuring timely completion of tasks while adhering to safety standards and property guidelines.
- **Vendor Management**: Source and manage relationships with external vendors, contractors, and suppliers to ensure cost-effective and high-quality services for repairs and maintenance.
- **Budgeting and Cost Control**:Develop and manage the maintenance budget, monitor expenses, and implement cost-saving initiatives without compromising the quality of work.
- **Preventative Maintenance**: Develop and implement preventative maintenance programs to extend the lifespan of property systems and equipment, reduce downtime, and minimize repair costs.
- **Safety and Compliance**:Ensure properties meet safety standards and regulatory requirements. Stay updated on applicable codes and regulations related to maintenance operations and implement necessary changes.
- **Property Inspections**:Conduct regular inspections of properties to identify maintenance needs, safety hazards, and potential issues. Take appropriate action to address any deficiencies promptly.
