As a member of a professional and growing real estate management company, you will be based in the London Ontario Area and will be responsible for:
1. Site management and administration of the properties comprised of 15 residential tenants, 6 farmland tenants, plus some woodlots, vacant rural land, barns, and other accessory buildings.

2. The Property Administration function on a busy and growing portfolio of mainly commercial properties (together with some residential and farm properties) located across Central and Western Canada. Your main objective in this role will be to ensure that all of the elements of the position as outlined below are being performed in an efficient manner, and to support the team. You will have a positive, professional approach in planning, scheduling, communicating, and organizing the activities of your position. You will report internally to the Property Manager, Central & Western Canada, and will support the Central & Western Canada property management team. The day to day role is as follows but not limited to:

- Front line tenant contact in dealing with a variety of residential and commercial tenant issues
- Respond to residential and commercial tenant repairs and maintenance requests, and dispatch appropriate contractors as required.
- Work with the Property Manager to obtain and approve repairs / maintenance quotes.
- Coordinate/arrange property access for contractors, etc. and maintain property keys/lockboxes
- Maintain tenant and contractor contacts
- Attending to residential tenant maintenance issues without supervision. Available to respond and attend to tenant issues in person 24/7
- Coordinate the clean up of vacant properties for rent, assist with the marketing of vacant residential properties for rent, respond to rental inquiries, show vacant residential properties, qualify new residential tenants, prepare and get tenants to sign residential leases
- Coordinate tenant move in/move outs
- Rent and arrears collection
- Tenant account reconciliations
- Collect and track tenant insurance certificates
- Manage utility accounts
- Assist with the preparation of monthly reports and annual budgets
- Other duties as assigned

**Experience required**:

- A strong understanding of residential leases and Residential Tenancies Act
- Strong experience in dealing with contractors for HVAC repairs, roof leaks, electrical and plumbing repairs, plumbing repairs, etc.
- Previous experience in property administration would be an asset
- Experience in rent collection and reconciling tenant rent accounts.
- Superior organizational skills, ability to multi-task with an eye for detail
- Ability to work independently with mínimal supervision
- Strong interpersonal and communication skills
- Knowledge and experience in Microsoft Office
- Personable, pleasant demeanor
- Covid vaccination, references, and background check/security clearance required.

**Hours of Work**

The Employee will mainly work core hours between 9AM and 5PM, Monday to Friday, however, the employee acknowledges that due to the nature of the role, it will be expected that the employee will also be available 24/7 for on call emergencies and have access to a vehicle.

**Workplace**

**Salary**: $55,000.00-$60,000.00 per year
