**Purpose**

The regional building maintenance person is responsible for maintaining a safe, accessible, operational properties and buildings across the portfolio, for all persons on site.

**Scope**

The regional maintenance person should provide these services in an efficient, effective and timely manner that promotes access and safety for all guests, contractors, employees and tenants to the property

1. Perform maintenance and minor repairs to the building which may include occasional after hours emergency maintenance. This will also require travel to other buildings within the portfolio, depending on what is assigned to the individual.
- Work with Building Operator on daily tasks
- Preventative maintenance on HVAC systems to include daily inspections and logs
- Conduct routine non-licenced inspections of chillers, cooling tower, boilers and fire systems, ensuring fire protection equipment is properly maintained and up to date
- Perform minor repairs and maintenance in and around building both in common area and tenant spaces
- Coordinate licensed semi and annual inspections as required
- Coordinate major maintenance and repairs as required to mechanical systems, HVAC, boilers, etc
- Coordinate building contractors and ensure they are performing work satisfactorily (ie. Snow removal, landscaping etc.)
- Advise Senior Property Manager of required major repairs or replacements. Ensure the Manager has ample notice on shut downs, entry or disruptions in any services or access that effects tenants their suites or around the property
- Ensure all maintenance is done in a safe and protective manner for the persons and buildings including blocking doorways and locked areas not for public use

2. Assist with administrative duties relating to maintenance
- Assist in preparing preventative predictive maintenance schedules
- Assist in the preparation of operating budgets
- Maintain inventory control over supplies and equipment
- Assist in ordering replacement equipment and supply
- Assist in risk management activities
- Maintain building logs and records
- Report to the Senior Property Manager as required and/or requested

The person holding this position should have the following qualities and attributes:

- Personal vehicle for use of travel between buildings
- Experience in maintaining commercial buildings, especially office towers is preferred
- Knowledge or commitment to learn commercial building codes, regulations and bylaws concerning access and maintenance
- Knowledge of commercial building construction and maintenance procedures including HVAC, electrical and mechanical systems
- Ability to operate and maintain equipment, tools and systems
- Good Tenant and public relations
- Analytical and problem solving skills
- Knowledge or commitment to learn Angus building maintenance software
- Strict use of precautionary procedures to protect eyes, limbs and skin from injury, irritations and infections due to work situations and exposure to potentially dangerous and/or toxic substances

Pay: From $28.00 per hour

Expected hours: 40 per week

Additional pay:

- Overtime pay
