The Maintenance person is to assist in all daily activities related to the upkeep and maintenance of our rental properties. The maintenance person will work alongside our Resendital Property Manager(s) to ensure tenants’ needs are met to the highest standards.

Duties include but are not limited to:

- Inspect buildings, equipment and appliances for functionality, checking for faults and fixing them where they exist to keep all things running and functioning correctly
- Diagnose problems with appliances and facilitate their prompt repair
- Develop and maintain a good relationship with contractors, vendors, and tenants
- Yard maintenance, including snow removal, lawn mowing, and clearing leaves
- Maintain cleanliness of job sites, and perform cleaning duties when necessary
- Maintain an organized scheduling and tracking system to effectively complete all maintenance requests promptly and in the order by which they were received or by the level of urgency
- Tracking hours and detailing records related to work;
- Taking direction from Team Members for the scope of work;
- Tracking and uploading invoices to our back office;
- Following and monitoring a budget for each rental property and;
- Driving to and from various locations throughout the city

**Required Skills**:

- Utilizes critical thinking skills and problem-solving skills to produce work at a high level of accuracy.
- Uses good time management and organization skills demonstrated by meeting or exceeding deadlines, maintains an accurate work calendar, and sufficiently anticipates task duration.
- Ability to efficiently multitask in an environment where priorities can change rapidly.
- Effectively communicates with clients, peers, and supervisors in written and or verbal forms that are timely, accurate, and complete.
- Consistently acts with integrity, ethics, and high moral standards.
- Actively learns on the job through exposure to new challenges, professional education opportunities, team training, and learning from others.
- Excellent computer skills and willingness to upgrade computer skills as required.

Qualifications:

- High school diploma or equivalent
- Vocational or trade school certification preferred
- Comprehensive knowledge of appliances, plumbing, heating, HVAC, and electrical systems
- A driver’s license and a reliable vehicle to use for work are required
- a laptop for training, contacting contractors and submitting billable is required
- Own tools and equipment would be seen as a bonus but are not required
- Hours: Monday to Friday, 8 am - 5 pm.

Compensation:

- $25-$30/hour
- $50 monthly cell phone allowance
- Emergency line: You will be required to work the emergency line, all callouts are paid at time-and-a-half and includes a weekly premium.
- Paid mileage
- 3 weeks paid vacation;
- 4 wellness days per year;
- Benefits - Leenan Property Management pays 50% of the benefits premium
