**Job Summary**: We are seeking a highly motivated and organized Property Superintendent to join our dynamic team. As an Property Superintendent, you will play a crucial role in supporting the daily operations of our properties and assisting our property management team. This is a great opportunity for someone looking to gain valuable experience in the commercial property management industry and contribute to the success of a growing company.

**Responsibilities**:

- Performing regular inspections of the properties, including interior and exterior areas
- Carrying out necessary repairs and maintenance of the properties
- Ensuring all safety regulations are followed and any hazards are reported to the appropriate authorities
- Responding to tenant inquiries in a timely and professional manner
- Keeping accurate records and filing of all maintenance activities and inspections
- Scheduling and coordinating contractors and vendors for necessary repairs
- Keeping the property clean and tidy, including picking up any litter
- Ensuring all security measures are in place and functioning properly
- Monitoring utility levels and alerting management if there are any issues
- Maintaining contact with tenants and providing them with the necessary information
- Ensuring all lease agreements are followed and updated as needed
- Performing any other duties as requested by the property management team

**Requirements**:

- Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and adaptable to learning new software.
- Excellent organizational, time management, multi-tasking and prioritization skills.
- Exceptional communication and interpersonal skills, and a customer service mindset, with a friendly and professional demeanor.
- Ability to work and operate independently and collaboratively in a fast-paced, dynamic, self-starting environment.
- Analytical and creative problem-solving skills, with a flexible and innovative approach to change.
- Self-motivated individual with a sense of urgency, strong work ethic, attention to detail, integrity, initiative, and a collaborative approach that fosters teamwork and cooperation.
- College/university degree or equivalent certifications.
- Valid driver’s License and access to vehicle
- Major activities of this job include frequent walking, standing, and medium physical effort. Applicant should have the ability to stoop, kneel, bend, crouch and lift up to 50 pounds.
