The Head Caretaker is responsible for preventive maintenance of building systems, general upkeep and minor repairs for all areas of 389 Church Street including the residential and administrative offices.

**ABOUT YWCA TORONTO - Church Street**

YWCA Toronto Church St. facility includes 120 units of permanent housing. The integrated model creates a safe, inclusive and supportive community for tenants and is designated for women and gender diverse people who are: chronically homeless or at risk of homelessness; women and gender diverse people following transitions from provincially -funded institutions and service systems such as hospitals or prisons; and homeless Indigenous women/two-spirit people. As part of Housing Support program at the YWCA, the program goals include housing stabilization, harm reduction, health promotion and increased access to primary health care and acute mental health services.

**KEY RESPONSIBILITIES**
- Conducts inspections of all site mechanical, electrical & HVAC systems and related equipment on a daily/weekly basis and completes appropriate record logs in order to ensure equipment is maintained in good working order;
- Implements preventive maintenance procedures for the building and building equipment as scheduled in the computerized management software (CMMS) and at other times, as needed;
- Responsible for general upkeep and repairs to all areas of the building and building equipment including minor carpentry, electrical, plumbing, and painting;
- Performs minor plumbing work: change washers, clear blockages, change taps, flushometers and cartridges;
- Records work orders & preventive maintenance in the computerized maintenance management software (CMMS);
- Knowledgeable about locations of mechanical systems in the building including shut-off valves, fuse boxes, thermostats, gas and water meters, fire alarm systems, boilers and hot water heaters;
- Performs or arranges for cleaning, painting and repair of vacant apartment units including removal of garbage, vacuums unit, washes floors, cleans windows and coverings, cleans interior and exterior of cupboards, cleans bathrooms including all components, cleans appliances, cleans all vents.

**QUALIFICATIONS**
- Community College Diploma with technical training in electrical, plumbing or building maintenance;
- 3-5 years’ experience in the field in general maintenance and minor repairs such as plumbing and carpentry **(Cases for Equivalency will be considered)**;
- 3-5 years’ experience in physical plant operations, HVAC, plumbing, electrical, fire alarms and other related equipment and systems;
- Ability to read and interpret mechanical/electrical blueprints;
- Experience using a computerized maintenance management software;
- Ability to lift 25 kilograms; physically capable of extended periods of physical exertion, including frequent periods of standing, bending or lifting;
- Knowledge of cleaning products and their safe use;
- Ability to work independently;
- Experience operating buffers, steam cleaners, power washing machinery, wet and dry vacuums, floor strippers and other equipment such as snow blowers, garbage machinery;
- WHMIS Certificate;
- Experience working in a residential setting;
- Ability to interact in a respectful and professional manner with a diverse community of women and young women within a housing environment.
