Job Title: Maintenance Technician
Supervisor: Manager and District Maintenance Manager
OVERALL JOB PURPOSE
To manage the Wellings of Whitby Daily and Preventative Maintenance Program by working hands-on within the Wellings Community, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas. Must work as part of a team that includes Management and the Home Office Maintenance Department.
MINIMUM JOB QUALIFICATIONS AND REQUIREMENTS
- High school diploma or equivalent.
- Minimum of two (2) years’ verifiable, hands‐on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary.
- Excellent communication and interpersonal skills are required.
- Ability to perform and/or coordinate emergency building repairs at NLG‐managed Communities; includes contacting and contracting subcontractors to complete repairs.
- Must be able to train Wellings Staff Team members in the operation of emergency systems.
- Experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These power tools may include circular saw, power drill, riding mower, string trimmer, hedge trimmer, carpet cleaning machine, paint sprayer, power drain cleaner,
- A valid driver’s license and good driving record are required along with proof of auto insurance.
- Ability to lift up to fifty (50) pounds.
- Ability to work with and provide maintenance repairs for Wellings Community residents.
- Effectively communicate in English with residents and other employees.
- Ability to obtain a Health & Safety Supervisory Certificate Level 1 and 2.
- Must demonstrate the ability to support, practice and deliver 100% of the time to Wellings Residents.
- Must demonstrate high standards of ethics and personal accountability.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
- Prepare or assist in preparing all market‐ready apartments, which includes painting, carpet cleaning, general repairs, and some housekeeping.
- Complete daily community inspections.
- Recommend the repair or replacement of any interior and/or exterior areas.
- Understand and adhere to maintenance budgets; work with Area Maintenance Director and the Manager.
- Implement the Home Office Maintenance Department programs (i.e., HVAC, carpet, etc.)
- Perform various preventative maintenance functions. Record activity in maintenance log.
- Monitor the maintenance and upkeep of all mechanical equipment in the community including, but not limited to, water heaters, HVAC units, kitchen equipment, etc.
- Perform various maintenance functions such as minor electrical installations, carpentry/
construction, minor furnace and air conditioner repairs, filter changing,
coil cleaning, plumbing and appliance repairs, drywall and painting repairs,
vinyl installation and repairs, minor roof repairs, etc.
- Control Maintenance storage and mechanical rooms.
- Responsible for proper use and care of all Community tools, equipment, and vehicles.
- Maintain open communication with the Manager, V.I.P., Area Maintenance
Director, and Life Safety Group.
- Work to maintain grounds and common areas, keeping them free of trash and debris.
- Perform on‐call emergency service as required.
- Assist in monitoring capital improvement projects.
- Attend and participate in training programs as requested by the Home Office Maintenance
Department.
- Assist the Area Maintenance Director and/or Manager on special Maintenance projects as necessary.
- Represent the Wellings Community in a professional manner at all times. Consistently maintain a professional, courteous attitude when dealing with residents, coworkers, and the general public.
- Meet NLG Maintenance educational and/or training requirement.
- Perform other duties as assigned.
- May be assigned to any other job function in the Wellings Community on a relief basis.
OTHER JOB DUTIES AND RESPONSIBILITIES
- Perform all work assigned for the agreed‐upon wage, accepting no additional payment or nonperishable gifts from residents, vendors, Management, or others.
- Meet the assigned work‐hour requirements of the job. Regular attendance is required.
- Ability to keep all business and operations information confidential.
- Desire and ability to be a team player.

- Shoes: You may choose footwear that best suits your specific needs; but all footwear must be neat in appearance, CSA approved work shoe and may not include sandals, clogs, cowboy boots, etc. and must be worn while working in the community.
- Sunglasses: Sunglasses may be worn outdoors. Sunglasses are not to be worn inside the Wellings Community.
- Pants: Blue cargo style work pants, but all pants must be secured properly at the waist and be neat in appearance.
- Hats: Hats may be worn outside of the Wellings Community only, in appropriate conditions. Hats are not to be worn inside
