What to Expect
The primary objective of the Condominium Manager is to provide and oversee onsite services to one or a small group of condominium buildings (condominium corporations). The Condominium Manager is to take the lead of developing and maintaining client relationships, and overseeing all of the day-to-day activities within the corporation. The Condominium Manager works as a part of the operations team, and will have frequent contact with owners and residents, requiring courteous and friendly interactions, both in-person as well as electronically.
The Condominium Manager role is a step in the direction of gaining the Senior Condominium manager title. Although with a few restrictions, the Condominium Manager will be able to make decisions on behalf of the condominium corporation with guidance from their Senior Condominium Manager. In this role the Condominium Manager will be assigned to a specific group of buildings where you will provide onsite services. The Condominium Manager will work closely with a group of Condominium Administrators who provide services to condominium buildings.
**Certification**:CMRAO Limited License or General License will need to be obtained for this position.
A Day In The Life
- Oversee the day to day operations of the condominium corporations, including:
- Meeting with and providing onsite orientation to the Corporation’s Contractors as needed
- Coordinating and managing the work of contractors
- Seeking quotes and proposals for contracts per direction from Chief Operating Officer
- Develop and maintain rapport and communications within each corporation
- Making decisions on behalf of the condominium corporation
- Communicating concepts clearly and effectively to board members.
- Conduct basic inspections of the common areas of the building
- Administering financial matters of each specific corporation’s portfolio including budgets.
- Communicating with clients and members of the condominium boards
- Be on the lookout to help increase the efficiency and decrease the costs of the corporation
- Performance of regular interior and exterior inspections of each property to identify and report on deferred maintenance or damages requiring repair, potential rule violations or other inappropriate activity
- Travelling to different corporation sites as necessary.
- Conduct daily tasks cohesively with Condominium Administrators.
- Always represent the company’s best interest, maintaining positive and professional demeanour, and adhering to Core Values and Behaviours.
- Work as part of a team and take direction.
- Ensure compliance with all safety rules and use of proper PPE.
- Follow all standard operating procedures.
- Maintain a clean and safe work environment
- Maintain and care for company provided equipment, tools, and suite access keys and codes.
- Perform other tasks as assigned by the Vice President, Operations.
