Building Superintendent/carpenter

Commercial and Residential Property Management and Leasing company immediately requires a highly motivated and qualified Building Superintendent and Carpenter with 5+ years of experience for west end Commercial buildings and Residential walk-up apartments. Must be able to coordinate and supervise commercial building Tenant Improvements and buildouts using either staff or approved Contractors. Must be able to coordinate ongoing Residential suite and Apartment building renovations, including grounds and parking lots, using either staff or approved Contractors. Includes any related duties.

**Job Requirements**
- _Must have a valid Driver’s License and own a truck to use for work._
- _3-5 years of carpentry and/or maintenance experience._
- _Monday to Friday; mínimal occasional Overtime as required._
- _Must be available for afterhours/emergency calls._
- _Must have own tools._

**Responsibilities**
- _Cut and shape wood; take down and rebuild walls, including doors and sidelights._
- _Repairing drywall; installing baseboards, trim, and cabinets._
- _Caulking sinks, tubs, baseboards, trim, etc._
- _Installing and repairing windows, screens, cabinets, etc._
- _Installing and repairing door and door hardware (handles, locks, hinges, closures, etc.)_
- _Ability to work with T-Bar structure, ceiling tiles._
- _General familiarity with Boiler, HVAC, and heating systems._
- _Demonstrated ability to maintain building mechanical systems (ex. visual inspections of heating systems, troubleshooting “no power/heat” calls.)_
- _General knowledge of plumbing repairs (changing taps, investigating leak source, etc.)._
- _General knowledge of minor electrical repairs._
- _Day-to-day, preventative, and emergency maintenance._
- _Scheduled building vacancy walkthroughs._
- _Documentation and coordination with office, Controller, and Owner using established Building Standards._
- _Ability to prioritize workloads with competing deadlines and schedule service calls._
- _Demonstrated interpersonal skills and ability to provide superior customer service._
- _Learning new skills and improving work performance over time._
- _Shoveling snow._
- _Familiarity with lock and key systems._
- _Painting experience beneficial but not required._

Preference will be given to a carpenter.

Wages commensurate with ability and experience.

**Job Types**: Full-time, Permanent

**Salary**: $56,000.00-$70,000.00 per year
