We are seeking a to hire a Regional Property Manager ("RPM") with 10 years or more with a track record of consistent advancement to oversee the strategic direction, planning and budgeting and financial control, and management of day-to-day operations for a portfolio of approximately 1500 units of small and large condominium corporations.

The role encompasses managing a management team of property managers and administrators while also taking on a small portfolio of key clients personally.

The RPM will play a pivotal role in maintaining the high standards of the portfolio whole helping to mentor their team and continue to build our regional portfolio.

**Skills Required**:

- Extensive Property Management Experience:

- Proven track record in managing staff and a portfolio of residential condominium properties.
- Proven track record of managing staff.
- Experience in handling buildings with a mix of owner occupied, long-term leased, and short-term leased units such as is the present case in order to demonstrate the ability to manage diverse tenant needs and ownership and leasing structures.
- Strong Financial Management skills. The Property Manager must be adept at budgeting, financial reporting, and managing and optimizing revenue streams. Significant experience in creating and managing strategic and operating budgets and monitoring financial adherence and performance for propriety and efficiency and effective is crucial.
- Excellent Communication and Relationship Management: Outstanding communication is essential in managing relationships with condominium boards, property owners, residents, and vendors.
- The RPM requires excellent interpersonal skills to navigate board and owner relations, resolve conflicts, foster a nurturing environment for staff and help to create a positive community environment for all of our clients.
- Knowledge of Local Regulations and bylaws.
- Familiarity with condominium law, rental regulations, and short-term rental policies is crucial to ensure compliance.
- Technology Proficiency: Given the size and complexity of the portfolio, proficiency in property management software, communication tools, and technology solutions is essential.
- Leadership and Team Management: The ability to lead and manage a team of property management professionals, maintenance staff, and potentially security personnel is important for smooth day-to-day operations.
- Proficiency in understanding the practical aspects of all mechanical systems which would be operative in a variety of condominium communities.
- Attention to detail.
- A practical understanding of risk management which would be important in such a building in order to eliminate or minimize all safety and financial risks as would be appropriate.

**Qualifications**:

- Minimum of 10 years of progressive property management experience, within townhomes and high-end residential condominiums or similar settings.
- The RPM will possess thorough knowledge and understanding of all the relevant laws, By-Laws, regulations, and the Condominium Act, 1998.
- In-depth knowledge of property management practices, including maintenance, budgeting, and compliance.
- In-depth knowledge of all legal and regulatory requirements and best practices for condominiums in Ontario.
- Strong leadership and communication skills with the ability to collaborate effectively with diverse stakeholders.
- Experience with complex Requests for Proposals, Contracts, and execution of such contracts including water systems, HVAC systems, security systems, maintenance procedures, insurance services, and such other systems and services as would be required in such circumstances.
- Proficiency in financial management, including budget creation, forecasting, and reporting and the addressing of all feedback systems to ensure the smooth operations of systems and contract executions.

Pay: $95,000.00-$120,000.00 per year
