**Role Description**:
Reporting directly to the Manager Life Safety and Security, the role of the Loading Dock Operator holds an integral role in the overall operations of the building through vendor and access management.

The Loading Dock Operator will be responsible for supervising and managing all operations related to the loading dock at The Post. This includes coordinating all vendors, contractors, and deliveries to the property. This role includes enforcing and reporting on waste management, recycling, and e-waste policies as well as other property related policies.

The Loading Dock Operator will be responsible for managing access requirements at the dock and escalating any issues to the General Manager for follow-up or action.

**Duties / Responsibilities**:

- The primary responsibilities of the Loading Dock Operator include:_
- Overall supervision and maintenance of the Loading Dock
- Maintain dock standards as outlined by policies and procedures
- Ensure the safe use of Equipment (overhead doors, levelers, compactor, door operators)
- Conduct Weekly Inspections on all Equipment used and report any deficiencies
- Respond to Tenant Inquiries and Requests via QuadReal Connect within 30 minutes
- Ensure accuracy and integrity of inventory received
- Schedule deliveries on shared calendar
- Match delivery manifests to incoming product, observe the condition of incoming products, and complete paperwork with attention to accuracy
- Maintain The Access Control Management Strategy by monitoring and documenting all couriers and delivery personnel entering the premises
- Maintain a safe and secure work environment by securing doors and gates and monitoring for potential theft or security risks
- Maintain Dock Management by assisting with safe use of dock equipment, conduct weekly inspections and report any deficiencies
- Maintain Waste Management by ensuring waste removal, recycling and e-waste policies are being followed
- Work in unison with Security and Building Operations on an ongoing basis
- Health & Safety: Conduct Monthly Health and Safety Check for the Loading Dock. Report any noted issues or hazards to direct Manager
- Participates in reviewing of operating standards, policies/procedures as required in collaboration with the Manager
- Assume Fire Warden duties for the loading dock and re-entry
- Other related duties as assigned

**Experience and Qualifications**:
**Technical Qualifications** - The Loading Dock Operator shall have the following technical qualifications or industry equivalency:

- High School Diploma or equivalent.
- Minimum 3 years of experience in commercial loading/receiving roles.
- Proven ability to manage varying/fluctuating workloads.
- Ability to supervise and lead large teams.
- Must have proficient computer skills (Microsoft Office including Teams, Excel, Outlook etc.)
- Ability to lift 50lbs.
- Exceptional organizational skills with ability to maintain accurate records and documentation.
- Interpersonal and communication skills.
- Ability to work in extreme cold, heat, inclement weather, heights, or while being exposed to constant/intermittent sounds (if applicable).

- Ability to allocate one’s time effectively and manage tight deadlines
- Ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes

- Ability to achieve goals using logical and strategic approaches to resolving challenges.
- Proven ability to deescalate situations to an acceptable outcome.
